La Vista Cascada: Prices, Chalets & Full 2026 Guide

92 feddans behind 600 metres of beach. One kilometre from Marassi.

Those two facts define La Vista Cascada — and the first one matters more than it looks. Run the ratio and Cascada carries roughly half the land depth per metre of shoreline of La Vista’s other coastal projects. In plain terms: this is a wide, shallow site where almost nothing is far from the sea.

Developed by La Vista Developments at KM 143 on the Alexandria–Matrouh road in Sidi Abdel Rahman, the resort sits 1 km from Marassi, 1.2 km from Stella Heights, and 8 km from Hacienda Bay — inside the North Coast’s most established premium cluster.

Units are chalets from 90 to 150 sqm and 185 sqm penthouses, with the penthouse from approximately EGP 27.8 million. Payment is 35% down over 3 years with no interest, or cash with a discount reaching 20% — and handover is during 2026.

This guide covers the location, the concept, the master plan, the land breakdown, units and sizes, pricing, the payment choice and how to evaluate it, the maintenance fee buyers overlook, delivery, amenities, and the developer.

About La Vista Cascada North Coast

La Vista Developments presents La Vista Cascada in Sidi Abdel Rahman on the North Coast, at KM 143 on the Alexandria–Matrouh road, on a beachfront extending approximately 600 metres. The project’s position is distinguished by its proximity to Marassi at about 1 km and Hacienda at about 8 km, with direct sea views and green spaces inside the village.

La Vista Cascada comprises a collection of summer units including chalets and penthouses, with sizes from 90 square metres up to 185 square metres, across different designs suiting the needs of both summer use and investment. La Vista Developments distributed the units among green spaces and swimming pools while providing varied outlooks inside the project.

Prices for some units at La Vista Cascada North Coast start from approximately EGP 27.8 million, with payment systems reaching 3 years, while prices differ according to unit type, size, and position within the project. The project also includes resale units across different sizes and types.

La Vista Cascada Resort combines a distinguished position in Sidi Abdel Rahman, a wide beachfront, and unit variety — making it one of La Vista’s North Coast projects bringing together summer use and real estate investment.

La Vista Cascada Location

La Vista Cascada Location is in Sidi Abdel Rahman on the North Coast at KM 143 on the Alexandria–Matrouh road, with La Vista Developments presenting the project on a beachfront extending approximately 600 metres.

The position is distinguished by ease of access from the North Coast’s main axes, together with its proximity to the vital areas of Sidi Abdel Rahman — combining a distinguished coastal position with easy movement to and from the village.

La Vista Developments selected this location within an area characterised by high demand for coastal units, particularly given the large number of surrounding tourism projects, services, and entertainment destinations. The location also provides distinguished sea views, with the project extending along a wide beach that adds value to the position and reinforces the summer character of life inside it.

Why KM 143 Is a Fundamentally Different Proposition

This is the most important thing to understand about La Vista Cascada, and it separates it sharply from La Vista’s other coastal projects.

The North Coast divides by kilometre marker, and the two halves are different markets.

KM 200+ — where La Vista Bay (205) and Ras El Hekma (203) sit — is the new frontier. Better, wider beaches. Lower density. Lower prices. But a newer zone, still filling in, with less surrounding infrastructure.

KM 143 is the established premium core. Sidi Abdel Rahman is the North Coast’s most mature high-end address, and the neighbour list proves it: Marassi at 1 km, Stella Heights at 1.2 km, Masaya at 2–3 km, Hacienda Bay at 8 km. These are the names that defined the Egyptian coastal market.

The practical trade-off is clear and worth stating plainly:

What you give up at KM 143: the newer, wider, emptier beaches of the far west, and the price advantage that comes with them.

What you gain: you are inside an ecosystem that already works. Marassi’s restaurants, beach clubs, retail and nightlife are one kilometre away — walking or a two-minute drive. Hacienda’s social infrastructure is eight. You are not waiting for a zone to mature, because it matured a decade ago.

Marassi at 1 km Is the Headline, Not a Footnote

One kilometre from Marassi deserves emphasis, because it is the single strongest commercial fact in this project.

Marassi is the North Coast’s benchmark premium destination. Owning one kilometre away means:

You access its entire amenity base without paying its land prices. Marassi’s dining, beach clubs, marina and retail are effectively yours, at a fraction of Marassi’s entry cost.

You avoid its density. Marassi is busy. A low-density resort a kilometre away gives you quiet at home and the scene on demand — which is what most families actually want.

Your resale pitch writes itself. “One kilometre from Marassi” is immediately legible to any Egyptian or Gulf buyer. Location adjacency to a famous address is one of the most durable resale arguments in property, because it does not depend on your project’s reputation — it borrows an established one.

Being Honest About the Distances

Two entries deserve straight treatment rather than burial.

El Alamein International Airport at 40 km is further than the far-west projects, where it sits 35 minutes away. For GCC buyers, that is a real difference — still very usable, but Cascada’s airport access is a weaker card than La Vista Bay East’s.

New Alamein at 25 km is similarly further than the KM 200 projects. If year-round city access matters to you — hospitals, schools, off-season services — the western projects are closer to it.

What Cascada offers instead is immediate social and retail density. You are not relying on New Alamein for restaurants and services, because Marassi is at one kilometre. Which infrastructure you value more is the real choice between these projects.

The Concept Behind La Vista Cascada

The idea of La Vista Cascada rests on designing a coastal resort with a quiet character, relying on distributing units among green spaces and water features rather than gathering them into closely packed blocks.

La Vista Developments ensured the design integrates with the coastal nature, with open spaces, swimming pools, and pathways linking the project’s parts — so that La Vista Cascada North Coast preserves a distinctive character combining privacy with open outlooks.

What “Cascada” Actually Describes

The name is doing real work here, and the master plan confirms it: the project is built around artificial lakes, waterfalls, and terraced swimming pools stepping through the site.

That is not decoration on a 92-feddan coastal plot — it is a specific design response to a specific problem, and it connects directly to the land analysis below.

La Vista Cascada Master Plan

La Vista Developments based the design of La Vista Cascada on planning that brings out the project’s coastal character, distributing units among green spaces, swimming pools, and open areas. The La Vista Cascada Master Plan shows clear attention to orienting units to benefit from the views, with separating spaces between buildings giving each zone a greater degree of privacy.

The master plan comprises a collection of water features and terraced swimming pools, alongside landscaping and pathways linking the project’s parts. The design also relies on varying the levels of the units and distributing them in a way that allows the sea to be seen from the largest possible number of units — consistent with the project’s nature as a coastal resort.

Terraced Levels: The Standard Coastal Solution, Applied Well

The level variation is the same geometric solution La Vista applies across its coastal portfolio, and the logic is worth restating because it determines what you actually buy.

On any beachfront site, only a limited number of units can sit on the front line. Everything behind faces the question of what it looks at. By stepping each row higher than the one in front, rear rows see over the rooftops ahead rather than into them — which is how a developer can credibly claim sea views beyond the first line.

The claim here is specifically that levels are varied “to allow the sea to be seen from the largest possible number of units.” That is checkable, and with handover during 2026 you are in a position to check it.

Three questions on site:

  1. What is the height difference between levels? A figure in metres, not an adjective.
  2. Can I stand in the actual unit? At this project, very likely yes — use it.
  3. What is between this unit and the water? Count the rows and look at the rooflines.

The Terraced Pools Are the Real Design Story

This is where Cascada differs from its siblings, and it follows directly from the site’s shape.

Most coastal resorts distribute pools as scattered amenities. Cascada steps them through the site alongside lakes and waterfalls — which does two things at once.

It gives the terracing a purpose beyond sightlines. The level changes that create sea views also create the gradient the water features step down. The design logic is unified rather than two separate systems.

It puts water near every unit, not just the front rows. On a coastal site, the units nearest the sea have the best amenity by default. Stepped pools and lakes running through the plan mean rear units have swimmable water immediately outside — which narrows the experience gap between front and back substantially.

When comparing units, ask specifically: which pool or lake serves this cluster, and how far is it? On a project built around water features, that question matters as much as the distance to the beach.

La Vista Cascada Area and Land Breakdown

La Vista Cascada extends across approximately 92 feddans in Sidi Abdel Rahman, with a beachfront reaching 600 metres. La Vista Developments used the project’s area to create a low-density coastal community, so that the buildings do not overwhelm the open spaces and surrounding nature.

The Numbers

  • Total project area: approximately 92 feddans
  • Building ratio: approximately 22% of the total project area
  • Open spaces and landscaping: approximately 78%
  • Water features and swimming pools: distributed inside the project’s zones between the units
  • Beachfront: extending approximately 600 metres

This Ratio Is the Most Valuable Finding in the Whole Project

Run the beach-to-land calculation, and compare it against the sister projects. The result is genuinely important and no brochure states it.

92 feddans behind 600 metres of beach = roughly 0.15 feddans of land per metre of shoreline.

Now the comparison:

  • La Vista Ras El Hekma: 397 feddans / 1,100 m = 0.36
  • La Vista Bay: 310 feddans / 1,000 m = 0.31
  • La Vista Bay East: 231 feddans / 800 m = 0.29
  • La Vista Cascada: 92 feddans / 600 m = 0.15

Cascada carries roughly half the land depth per metre of beach of any other La Vista coastal project.

That single number tells you more about the living experience than any amenity list, and here is what it means.

This is a wide, shallow site. Where the KM 200 projects run deep inland — six rows at Bay East, sixteen zones at others — Cascada spreads along its frontage rather than back from it.

The practical consequence: almost nothing here is far from the sea. On a deep site, rear units are a genuine walk or buggy ride to the water, which is why those projects need extensive internal pools to compensate. On a shallow site, the beach is close from essentially everywhere.

For a summer home, this is arguably the single most valuable characteristic a coastal resort can have — because the entire point of owning on the coast is proximity to the sea, and on a shallow site that proximity is distributed rather than reserved for the front row.

It also narrows the front-to-back price gradient. When the back row is a few minutes from the water rather than fifteen, the premium for front-line position compresses — which widens your choice of genuinely good units.

Being Straight About the 22%

Honesty matters here, because it cuts the other way.

22% built coverage is good but not exceptional. It is better than the 25–30% typical of denser Egyptian projects, but it is noticeably higher than the 15% La Vista achieves at Ras El Hekma, Bay East, and La Vista City.

Why the difference? Because of the shape of the site. A shallow 92-feddan plot has less land to spread across, so achieving the same unit count requires higher coverage than a 397-feddan site does.

That is the trade-off in a sentence: Cascada buys sea proximity with a somewhat tighter footprint. Whether that is the right trade depends entirely on what you want. A buyer who prioritises space between units should look at the larger western projects. A buyer who prioritises being near the water should prefer this one — and most people buying a summer home want the second.

La Vista Cascada Units and Sizes

La Vista Developments released at La Vista Cascada a varied collection of units suiting different summer needs and sizes, from mid-size chalets through to penthouses and larger units:

  • La Vista Cascada Chalets: from 90 to 150 sqm
  • La Vista Cascada Penthouses: 185 sqm

A note on the product mix: the offering here is chalets and penthouses — the project does not include standalone villas or twin houses. Buyers seeking house-format coastal units should know this before visiting.

One inconsistency worth confirming with the developer: some published material describes unit sizes as running from 150 to 185 sqm, while the detailed unit schedule gives chalets from 90 sqm. The detailed schedule is the more precise figure, but confirm the exact sizes currently released before committing.

Reading the Range

90 sqm is a genuinely accessible chalet entry for Sidi Abdel Rahman, and that matters in a KM 143 location. A 90 sqm unit is a one or two-bedroom summer base — compact, lower in absolute cost, and lower in service charges. In a premium zone where entry prices are high, the small chalet is what makes the address reachable.

The 120–150 sqm band is the liquidity sweet spot. Across the North Coast, this is consistently the most resellable and most lettable coastal product — large enough for a family, affordable enough for a wide buyer pool.

The 185 sqm penthouse is the premium product, and in a terraced coastal resort a penthouse is a specific proposition worth understanding.

Why a Coastal Penthouse Is Different

In a city, a penthouse means the top floor and a big terrace. In a terraced beachfront resort, it means something more valuable.

The top unit in a stepped row has the least obstructed sightline in that row — it sees over everything in front of it by definition. Combined with a large private terrace, that produces the best outlook and the most usable outdoor space available outside a front-line villa.

Which is why the penthouse carries the price it does, and why it is the unit type where view verification matters most. If you are paying a penthouse premium, the premium is the view. Go and confirm it.

La Vista Cascada Prices in 2026

La Vista Cascada Prices differ according to unit type and size. Prices from La Vista Developments start from approximately EGP 27.8 million — for the 185 sqm penthouse.

  • Penthouse, 185 sqm: from approximately EGP 27.8 million

Chalet pricing varies by size, position, and view, and is set per release — so request the current price list for the specific unit size you are considering.

What the Penthouse Price Tells You

EGP 27.8 million for 185 sqm is approximately EGP 150,000 per metre.

Set that against the sister projects for context:

  • La Vista Bay (KM 205) chalets: ~EGP 103,000 per metre
  • La Vista Bay (KM 205) duplexes: ~EGP 92,000 per metre
  • La Vista Bay East (KM 179) chalets: ~EGP 180,000 per metre
  • La Vista Ras El Hekma (KM 203) chalets: ~EGP 125,000 per metre
  • La Vista Cascada (KM 143) penthouse: ~EGP 150,000 per metre

Two things follow.

At EGP 150,000 per metre, the Cascada penthouse is priced sensibly for what it is. It is a top-of-row premium unit in the North Coast’s most established premium zone, one kilometre from Marassi — and it comes in below Bay East’s chalet rate.

Which strongly implies the chalets here are the more interesting line. If a premium penthouse in a mature KM 143 location sits at EGP 150,000 per metre, the smaller chalets should price below that — potentially making a 90 or 120 sqm chalet in Sidi Abdel Rahman competitive with chalets 60 kilometres further west.

That is the question to put to the developer directly: what is the per-metre rate on the 90, 120 and 150 sqm chalets? It is the number that decides whether Cascada is the value play in the La Vista coastal range, and the source does not provide it.

La Vista Cascada Payment Plan

La Vista Developments relies at La Vista Cascada on a payment system allowing the unit value to be paid across several years without interest, alongside the option of cash payment with a discount on the unit value — with an independent percentage set for maintenance fees.

  • Down payment: 35%
  • Instalment period: 3 years
  • Interest: none
  • Cash payment discount: reaching 20%
  • Maintenance fees: 10% of the unit value

Why This Plan Is So Different — and What It Signals

35% down over 3 years is by a wide margin the most demanding payment structure in La Vista’s coastal range. Bay offers 10% over 7 years. Bay East offers 5% over 7. Ras El Hekma offers 5% over up to 8.

That contrast is not arbitrary, and understanding the reason tells you something useful.

A developer offers long, light payment terms when it needs buyer money to fund construction. Ten-year plans at 0–5% down are a financing mechanism — the buyer is effectively lending the developer the build cost.

A project at handover does not need that. Cascada delivers during 2026 — the construction is substantially done and already paid for. The developer is not seeking build finance; it is selling a near-finished asset.

So the short, front-loaded terms are a consequence of the project’s maturity, not a sign of weakness. And it comes with a corresponding benefit: you are not committing capital for seven years to something you cannot use. You pay more upfront and take possession almost immediately.

The 20% Cash Discount Deserves Real Analysis

This is the most financially significant number in the project and it is listed almost casually. A 20% discount on a EGP 27.8 million penthouse is approximately EGP 5.56 million.

That is a very large sum, and the decision between cash and instalments is a genuine calculation rather than an obvious one. Here is the honest framing.

The case for paying cash: you save roughly 20% of the purchase price immediately and own the asset outright with no further obligation. On a EGP 27.8 million unit that is EGP 5.56 million retained — a guaranteed, certain saving.

The case for instalments: the plan is interest-free over 3 years, which means money you do not pay today can remain deployed elsewhere. In Egypt, bank deposit and certificate rates have been high in recent years, and if the return available on your capital exceeds what the discount is worth over the three-year period, the instalment route can come out ahead.

How to decide properly: this is arithmetic, not opinion, and it depends on two things you can establish precisely.

  1. The current return available to you on EGP deposits or certificates over a three-year horizon.
  2. The exact instalment schedule — how much is due when, across the three years.

Take both figures to your accountant or financial adviser and compare the discounted cash total against the present value of the instalment stream at your available rate. Do not decide on instinct, because EGP 5.56 million is too large a number to leave to a guess — and depending on prevailing rates, either answer can be correct.

I am not a financial adviser and this is not financial advice; it is the structure of the calculation you should ask someone qualified to run on your actual numbers.

The 10% Maintenance Fee Is the Line Buyers Overlook

This needs stating plainly because it is easy to miss and expensive to miss.

Maintenance fees are 10% of the unit value. On a EGP 27.8 million penthouse, that is approximately EGP 2.78 million — a substantial additional sum on top of the purchase price.

Three practical points:

Budget it as part of the purchase, not as an extra. On the penthouse, the real all-in cost is closer to EGP 30.6 million than EGP 27.8 million.

Ask exactly what it covers and over what period. A one-time maintenance deposit funding long-term upkeep is a different proposition from an annual charge. Get this specified in writing — the distinction materially changes your total cost of ownership.

Recognise that it is also a positive signal, if structured as a fund. A properly capitalised maintenance reserve is precisely what keeps a coastal resort from deteriorating. As covered below, salt air destroys unmaintained property — and projects with real maintenance funding are the ones that still look right in a decade. The fee is high; what it buys may be exactly what protects your asset’s value.

Ask whether this is a one-off contribution or recurring, and whether it is held in a dedicated fund.

La Vista Cascada Delivery Date

La Vista Developments is preparing to hand over the La Vista Cascada units released by the developer during 2026, with currently available units including a 185 sqm penthouse, fully finished.

Why 2026 Handover Changes Your Approach

Delivery during 2026 means this project is at or near completion now. As with La Vista Bay, that removes most of the uncertainty that makes off-plan coastal buying risky.

You can inspect the actual unit. Not a show flat — the real penthouse, with its real terrace and its real view. For a unit whose premium is its outlook, this is the difference between verifying and hoping.

You can check every claim in this guide. The terraced pools, the lakes and waterfalls, the sea views from varied levels, the landscape, the beach quality, the aqua park, the clubhouse — all observable.

You lose no summers. A finished unit in 2026 is usable in summer 2027. A 2030-delivery project costs you four seasons you have paid for.

Fully finished is the right specification, and on the coast it is close to essential: supervising a fit-out 290 kilometres from Cairo routinely costs buyers a full season or two. A finished unit works the season it hands over — and for a GCC buyer who cannot supervise anything, it is the only practical option.

One thing to confirm: the source notes the penthouse specifically as available and fully finished. Ask which chalet sizes are currently released, at what finishing level, and on what delivery date — and get the finishing specification written into the contract rather than described verbally.

La Vista Cascada Amenities

La Vista Developments has provided an integrated set of services and facilities inside La Vista Cascada to meet residents’ needs and enhance the experience of staying inside the project, distributed within the plan to achieve ease of access while preserving unit privacy.

La Vista Cascada Amenities include:

  • A private beach
  • Varied swimming pools
  • Artificial lakes and waterfalls
  • An aqua park
  • A clubhouse
  • A gym and spa
  • Sports courts
  • Walking and cycling tracks
  • A children’s play area
  • Restaurants and cafes
  • A commercial district
  • A hypermarket
  • A pharmacy and medical services
  • A mosque
  • Car parking
  • 24-hour security and guarding services
  • Surveillance cameras
  • Maintenance and cleaning services

The Four That Actually Change Ownership

The hypermarket. This is the most underrated item on the list and the one that most affects whether you use the unit. A coastal resort without on-site groceries means a drive to the nearest town for every basic item — the single most common complaint of North Coast owners. A hypermarket converts the property from somewhere you stay into somewhere you live, and it matters most for longer stays and families.

The pharmacy and medical services. With New Alamein at 25 km and the nearest major hospital further still, on-site medical provision handles the ordinary coastal emergencies — a cut, a fever, heat exhaustion, a reaction — that would otherwise mean a long drive. For anyone bringing children or older parents, this is worth more than it reads.

The aqua park. Unusual in a resort of this scale and genuinely valuable for families with children. It also supports rental demand materially: families with kids select coastal rentals on exactly this basis, and it is a differentiator against neighbouring projects without one.

Maintenance and cleaning services. The most important line for long-term value, and it connects directly to the 10% fee above. A holiday home sits empty eight or nine months a year while coastal salt air attacks paint, metal, glazing seals, outdoor fittings and pool equipment. Without managed year-round maintenance, a coastal unit visibly deteriorates within a few seasons. This is why two resorts built to identical standards can look a decade apart after five years — and it is the clearest justification for what the maintenance fee is paying for.

Why Buy at La Vista Cascada

  • A distinguished position in Sidi Abdel Rahman — the North Coast’s most established premium zone
  • A beachfront extending approximately 600 metres, on a shallow site where little is far from the sea
  • Variety of units and sizes, from 90 sqm chalets to the 185 sqm penthouse
  • Integrated facilities inside the village, including a hypermarket, pharmacy, aqua park and clubhouse
  • Proximity to the North Coast’s most important destinations — Marassi at 1 km, Stella Heights at 1.2 km, Hacienda at 8 km
  • La Vista Developments’ experience in developing coastal projects since 1991

Who Should Buy Here

  • Buyers who want the established coast, not the frontier: Marassi’s full amenity base one kilometre away
  • Buyers who prioritise being near the water: the 0.15 land-to-beach ratio is the lowest in La Vista’s coastal range
  • Families: aqua park, children’s area, hypermarket, pharmacy, and a short walk to the beach
  • Buyers with liquidity: the 20% cash discount is worth roughly EGP 5.56 million on the penthouse
  • Risk-averse buyers: 2026 handover means you inspect rather than imagine
  • Buyers wanting the address effect: “1 km from Marassi” is a durable, immediately legible resale argument
  • View buyers: the penthouse is the top-of-row unit — and you can verify the view before paying for it

Who Should Look Elsewhere

Being direct, because it saves time:

  • Buyers wanting villas or twin houses — this project is chalets and penthouses only
  • Buyers needing long payment terms — 35% over 3 years is demanding; the western projects offer 5% over 7–8 years
  • Buyers prioritising maximum space between units — 22% coverage is good, but Ras El Hekma and Bay East achieve 15%
  • GCC buyers who weight airport proximity above all — Alamein airport is 40 km here against 35 minutes from Bay East

La Vista Developments: The Developer

La Vista Developments was founded in 1991, with experience extending more than 30 years in developing residential, coastal, and commercial projects in Egypt. The company delivers its projects through two brands: La Vista and El Patio.

La Vista Developments’ Portfolio

  • La Vista Bay — North Coast
  • La Vista Ras El Hekma — North Coast
  • La Vista Ray — Ain Sokhna
  • La Vista Gardens — Ain Sokhna
  • El Patio — residential projects in Cairo and Sheikh Zayed

Why This Record Matters for a Coastal Buyer

Thirty-five years is a long tenure in Egyptian real estate, and the composition of the portfolio is what makes it relevant here.

La Vista has built coastal resorts repeatedly, across decades and two coastlines — the La Vista series and Gardens in Ain Sokhna, Bay and Cascada and Ras El Hekma on the North Coast.

Coastal development is a separate discipline, and the reason matters practically. Salt corrosion, pool and water-feature engineering, beach maintenance, seasonal occupancy management, and operating a resort that sits empty two-thirds of the year all demand capability that residential-only developers never build. A company that has done it repeatedly has that capability demonstrably.

And the El Patio line matters in a different way. Successful year-round residential communities in Cairo and Sheikh Zayed give the company a diversified revenue base — meaning coastal projects are not dependent on a single market’s conditions to reach completion.

The Due Diligence Step That Beats Every Brochure

At this project you have two strong routes.

First, inspect Cascada itself. Handover is during 2026. Stand in the unit, check the terrace and the sightline, look at whether the terraced pools and waterfalls are filled and operating, see whether the landscaping is planted, and walk the 600 metres of beach. For a unit whose premium is its view, this is not optional.

Second, go and see La Vista Gardens or La Vista Ray in Ain Sokhna. These are delivered coastal resorts by the same developer, years older — and they answer the one question a new project cannot: what does a La Vista coastal resort look like a decade after handover?

Check specifically:

  • Finish condition after years of salt air. Maintained, or tired?
  • The beach. Clean, accessible, usable in peak season?
  • Pools, lakes and water features. Operating and maintained, or has the budget been cut? This is the most relevant check of all for Cascada, since its entire design depends on water features that require continuous upkeep.
  • Landscape maturity. Planted and thriving, or thinned out?
  • Occupancy. Lived in and let, or largely empty?
  • Talk to owners. Maintenance responsiveness, what the maintenance fee actually delivered, and whether they would buy from La Vista again.

That last point connects directly to the 10% fee. Before paying EGP 2.78 million into maintenance, go and see what La Vista’s maintenance looks like on a resort it delivered ten years ago. That is the most valuable afternoon available to you.

How La Vista Cascada Compares

  • Versus La Vista Bay (KM 205): Bay is larger at 310 feddans with a 1 km beach, lighter payment terms (10% over 7 years), and lower per-metre pricing — but in the newer western zone. Cascada is the established-address play, with Marassi at 1 km and the shallowest site in the range.
  • Versus La Vista Ras El Hekma (KM 203): Ras El Hekma offers 397 feddans at 15% coverage with a 1,100 m beach and 2028 delivery. Cascada offers a mature location and handover now, at tighter coverage.
  • Versus Marassi (1 km): Marassi carries the premium address, the full social scene, higher density and substantially higher pricing. Cascada gives you quiet at home with Marassi’s amenity a kilometre away.
  • Versus Hacienda Bay (8 km): another established premium name. Same logic — Cascada borrows the cluster’s infrastructure at a lower entry.

The Bottom Line

La Vista Cascada is a 92-feddan coastal resort at KM 143 in Sidi Abdel Rahman, with a 600-metre private beach, 1 km from Marassi, 1.2 km from Stella Heights, and 8 km from Hacienda Bay — built around artificial lakes, waterfalls and terraced pools, with 22% built and 78% open.

Units are chalets from 90 to 150 sqm and a 185 sqm penthouse from approximately EGP 27.8 million — roughly EGP 150,000 per metre. Payment is 35% down over 3 years interest-free, or cash at up to 20% discount, with maintenance at 10% of unit value and handover during 2026, fully finished.

Three things define this project. The land ratio is the lowest in La Vista’s coastal range — 0.15 feddans per metre of beach, roughly half its siblings, meaning this is a wide shallow site where almost nothing is far from the sea, which for a summer home is arguably the most valuable characteristic available. Marassi is one kilometre away, giving you the established coast’s entire amenity base without its land prices or density. And delivery is now, so the view you are paying for can be verified rather than assumed.

Before you sign: ask for the per-metre rate on the 90, 120 and 150 sqm chalets — the source gives only the penthouse, and that number decides whether Cascada is the value play in this range; have someone qualified run the cash-discount-versus-instalment arithmetic on your actual numbers, because EGP 5.56 million is too large to guess at; budget the 10% maintenance fee as part of the purchase and get in writing what it covers and for how long; stand in the unit and confirm the sightline; and go and see La Vista Gardens in Sokhna to find out what this developer’s water features and maintenance look like a decade on.

FAQs

La Vista Cascada sits in Sidi Abdel Rahman on the North Coast at KM 143 on the Alexandria–Matrouh road, with a beachfront of approximately 600 metres. It is about 1 km from Marassi, 1.2 km from Stella Heights, 2–3 km from Masaya, 8 km from Hacienda Bay, 25 km from New Alamein City, 40 km from El Alamein International Airport, 130 km from Alexandria, and 290 km from Cairo.

La Vista Developments is handing over units during 2026, with the currently available 185 sqm penthouse delivered fully finished. Confirm which chalet sizes are released, at what finishing level and on what date, and get the specification written into the contract.

The project offers chalets from 90 to 150 sqm and penthouses at 185 sqm, distributed across varied levels so that the sea is visible from as many units as possible, with terraced pools, lakes and waterfalls between the clusters. There are no standalone villas or twin houses.
