Marsa North Coast by Mercon: Prices, Units & 2026 Guide

Here is something almost no North Coast project can say: part of it is already open and operating.

The Marsa Boutique Hotel is running today inside the project, managed by BirdNest. The restaurants — Cult, Argyle, The Silver Plate, Alma — are part of the destination. The private marina for yachts and boats is central to the concept, not an afterthought.

Marsa North Coast, by Mercon Developments, sits at Marina 5, kilometer 93, on the Lesan El Wozara peninsula between the sea and the lagoon. Units are delivered fully finished, furnished, and equipped — studios from EGP 9 million through three-bedroom units to EGP 32 million — with handover in December 2027.

This guide covers the concept, location, master plan, units, prices, payment plans, facilities, and how to choose a unit here.

The Concept: Boutique, Not Village

The idea behind MARSA North Coast is to deliver a different model of coastal living built on a Boutique Development concept rather than a large conventional village comprising enormous numbers of units.

The focus is on a more private experience, combining ownership of a coastal unit with the benefits of hotel-standard accommodation services and professional project management.

Plug-and-Play Resort Living

Mercon applies a Plug-and-Play Resort Living concept at Marsa: units are released fully equipped in terms of finishing, furniture, and appliances — ready for use or operation without entering any interior preparation stage after handover.

The company also notes 45 fully equipped Bungalow units among the project’s components, reflecting the emphasis on ready units and hotel services rather than the conventional chalet model.

More Than Accommodation

Marsa’s concept does not stop at accommodation. The destination combines residential use, hotel services, and marine activity within one framework, with a Boutique Hotel and a private marina for yachts and boats.

The project’s design and operating approach are therefore tied to the idea of a complete coastal destination rather than simply a place to spend the summer season.

Why the Boutique Model Changes the Economics

This deserves proper attention, because it is what separates Marsa from the villages it competes against.

A conventional North Coast village sells thousands of units. Amenities must serve that entire population, which means facilities are stretched, crowded in season, and expensive to maintain out of it.

Marsa comprises around 400 units. Against a boutique hotel, restaurants, a spa, a cinema, tennis courts, and a private marina, that ratio is extraordinarily favourable — each owner effectively has access to facilities that a village of 3,000 units could not sustain at the same standard.

There is a second consequence. Fully finished and furnished delivery combined with hotel management means the unit can generate income immediately upon handover — no fit-out budget, no furnishing delay, no lost season, and no need for the owner to manage bookings or housekeeping from Cairo or abroad.

For an investor, that is the difference between owning a coastal asset and operating one.

Marsa North Coast Location

Mercon selected Marsa’s position within Marina 5 in the Lesan El Wozara area, at kilometer 93 on the Alexandria–Matrouh road, directly on the Mediterranean.

That position places Marsa close to New Alamein City and a number of the area’s most important destinations and roads, with straightforward access via the coastal road.

Roads and Distances

  • Alexandria–Matrouh road: the project sits directly at kilometer 93
  • New Alamein City: about 10 minutes by car
  • New Alamein Towers: about 10 minutes
  • Porto Marina and Marina Market: approximately 5 to 7 minutes
  • The Alamein road: about 8–10 minutes, a key axis for movement to and from Cairo
  • The Dabaa axis: about 15–20 minutes
  • The New Fouka road: about 25–30 minutes
  • Marassi Sidi Abdel Rahman: about 20 minutes
  • Hacienda Bay: approximately 25 to 30 minutes
  • El Alamein International Airport: 35 to 45 minutes
  • Alexandria: about 50–60 minutes depending on route and traffic
  • Borg El Arab International Airport: about 75 minutes

Why Marina 5 Is a Deliberate Choice

Marina is the North Coast’s original established destination — the area with the longest history, the deepest social infrastructure, and a market that has already been tested across decades.

Being 5 to 7 minutes from Porto Marina and Marina Market means residents access an existing entertainment and retail ecosystem rather than waiting for one to be built. New Alamein at 10 minutes adds the year-round city with its universities, hospitals, and services.

And the Lesan El Wozara peninsula position is the genuinely distinctive element: the project sits between the sea and the lagoon, which is what makes a private marina possible at all. Very few North Coast sites offer protected water access suitable for boat berthing.

Marsa North Coast Master Plan

Mercon designed MARSA with a contemporary coastal character drawn from the project’s setting within Marina 5, engaging Hany Saad Innovations for the design and master plan.

That approach shows in the distribution of buildings and open spaces, arranged to exploit the project’s waterfront position and support water views and privacy between units.

The master plan integrates residential units with green spaces, water features, and open walkways, alongside dedicated areas for activities and services tied to the project’s hotel character. Units are distributed relatively far apart, which helps deliver more open outlooks and reduces congestion between buildings.

The Peninsula Advantage

The most notable element in Marsa’s planning is its use of the Lesan El Wozara setting — the project sits between the sea and the lagoon, with a private marina for yachts and boats within the overall concept, tying the design directly to the marine activity the destination targets.

A site with water on two sides is rare and valuable. It multiplies the number of units with genuine water frontage, creates varied outlooks — sea on one side, lagoon on the other — and provides the sheltered water a marina requires.

Marsa’s Scale and Composition

MARSA extends across an area dedicated to delivering a coastal project with a boutique and hotel character, focusing on serviced residential units, hospitality destinations, and facilities tied to marine activity.

The project comprises approximately 400 units, alongside a boutique hotel and a private marina for yachts and boats — reflecting Marsa Marina 5’s nature as a destination combining accommodation, investment, and hotel services.

Unit distribution differs according to each building’s character and outlook, with fully equipped hotel units ready for immediate use — consistent with a project concept built on delivering a complete stay experience rather than relying on the conventional residential unit alone.

Marsa North Coast Units and Sizes

Marsa’s units follow a clear hotel pattern, so the range is confined to apartments and studios in different sizes rather than villas and townhouses:

  • Studio: 45 sqm
  • One-bedroom apartment: 60 sqm
  • Two-bedroom apartment: 100 sqm
  • Three-bedroom apartment: 140 sqm

All units arrive fully finished and furnished, equipped to suit hotel-standard accommodation — while the range of sizes at Marsa Marina 5 allows a choice between a practical unit for short stays and personal use, or a larger space suited to family accommodation.

Why an Apartment-Only Mix Is the Right Decision

Some buyers will notice the absence of villas and townhouses and read it as a limitation. It is the opposite.

Hotel operation requires consistency. A destination managing serviced units at hotel standard needs a manageable range of unit types, repeatable housekeeping and maintenance routines, and predictable guest expectations. Villas scattered among apartments break that model.

The four-size range — 45, 60, 100, and 140 sqm — also maps cleanly onto how guests actually book: solo or couple, couple with a child, small family, and larger family. For an owner letting the unit, that alignment with demand is what drives occupancy.

Marsa North Coast Prices in 2026

Mercon has released Marsa units at prices varying by unit type, size, position, and view, with units delivered fully finished, furnished, and equipped. Announced prices currently start from EGP 9 million and reach EGP 32 million for some three-bedroom units:

  • Studio: from EGP 9 million, reaching up to EGP 14 million
  • One-bedroom unit: from EGP 15 million, reaching approximately EGP 18 million
  • Two-bedroom unit: from EGP 20 million, reaching approximately EGP 24 million
  • Three-bedroom unit: from EGP 28 million, reaching approximately EGP 32 million

Prices differ from unit to unit according to the release details — particularly size, view, and position within the project — so the price should be considered alongside the unit type and specification when comparing available units.

Reading the Pricing Honestly

These are premium figures, and buyers deserve a clear explanation of what they cover.

The price includes the finishing, the furniture, and the appliances. In a conventional coastal purchase, those are separate costs borne after handover — typically substantial, and always accompanied by months of work and at least one lost season. The comparison against an unfinished chalet at a lower headline price is therefore not like-for-like.

The price also buys into an operating hospitality destination — a boutique hotel already running under BirdNest management, named restaurants, a spa, a cinema, and a private marina, all serving roughly 400 units.

And the wide range within each type — studios from 9 to 14 million, three-bedrooms from 28 to 32 — reflects position and view. On a peninsula site with sea on one side and lagoon on the other, outlook varies substantially between units, and the price range is where that difference is expressed. Comparing by size alone will mislead you.

Marsa Payment Plans and Delivery

Mercon has released flexible payment systems for purchasing MARSA units, starting from a 10% down payment with the balance payable across several years:

  • 10% down with the balance over 3 years
  • 15% down with the balance over 4 years
  • 25% down with the balance over 5 years
  • Delivery is scheduled for December 2027, with units handed over fully finished, furnished, and equipped.

Understanding These Terms

These plans are shorter than the market norm, and that is worth addressing directly rather than glossing over.

Much of the market now offers eight to ten years. Marsa’s longest plan is five, and it requires 25% upfront. That is a materially heavier commitment.

The structure reflects what is being sold: a near-term delivery (December 2027) of a fully finished, furnished, income-capable asset in an operating hospitality destination — not a long-horizon off-plan purchase of a shell.

Note also the logic of the ladder: a larger down payment buys a longer instalment period, which is the reverse of most plans. For a buyer with liquidity, the 25% over 5 years minimises the ongoing commitment. For a buyer prioritising a light entry, 10% over 3 years requires the least upfront but the highest instalments.

Run the entry math: 10% of EGP 9 million is EGP 900,000 to reserve a studio, with the balance across three years.

Marsa North Coast Facilities

Marsa is built on a hotel hospitality concept, and that shows clearly in the services within the project — particularly with the Marsa Boutique Hotel already operating under BirdNest management, alongside the leisure and marine facilities serving residents and hotel guests:

  1. Marsa Boutique Hotel, operating within the project and providing hotel hospitality services
  2. A private marina for yachts and boats — among the most distinctive elements of the project, suited to sailing and marine activity enthusiasts
  3. A private beach for enjoying the waterfront
  4. Swimming pools within the project
  5. Restaurants, floating restaurants, and dining destinations including Cult, Argyle, The Silver Plate, and Alma
  6. A cinema within the leisure areas
  7. Tennis courts and sporting activity facilities
  8. A dedicated children’s area
  9. A spa and relaxation and care facilities
  10. A hypermarket providing daily needs
  11. Hotel services and unit management including reception, accommodation services, and housekeeping

The presence of both the hotel and the private marina gives MARSA Marina 5 a character distinct from conventional coastal villages — particularly as part of the hotel services is already established and operating within the destination.

The Significance of BirdNest and the Named Restaurants

Two details here are more meaningful than they appear.

BirdNest managing the hotel means professional hospitality operation by a specialist rather than a developer attempting to run a hotel. For unit owners considering letting, the operator’s competence determines occupancy and rates more than any other factor.

Named restaurant brands — Cult, Argyle, The Silver Plate, Alma — indicate that F&B operators have committed to the destination. Restaurant operators assess footfall, seasonality, and management quality before signing. Their presence is a commercial vote of confidence, and it also means the destination draws visitors beyond its own residents, which is what sustains a place outside peak season.

How to Choose Your Unit at Marsa

For personal use: the studio and one-bedroom unit suit buyers seeking a practical space for holidays, while the two- and three-bedroom units provide greater space for families.

For investment and letting: the hotel units at MARSA can be assessed with letting in mind, particularly given the project’s hospitality character and the services provided within it.

Choosing the view: a unit’s appeal and value differ according to its position and outlook, so compare available units before purchase rather than relying on size alone.

Comparing cost against return: before buying for investment, compare the expected price against rental value, occupancy rate, and management and operating costs.

Ready-to-operate units: delivery fully finished, furnished, and equipped reduces the time and cost needed to prepare the unit for use or letting after handover.

Budget and payment system: choosing a unit depends not on price alone but on the down payment, instalment value, and payment period relative to the buyer’s financial capacity.

One Question to Ask Before Signing

If you are buying to let, ask for the management and revenue-share terms in writing: who operates the unit, what percentage the owner receives, what occupancy the destination has achieved, and what operating costs are deducted.

In a serviced hospitality product, those terms determine your actual return far more than the purchase price does — and because part of Marsa is already operating, real occupancy data should exist rather than only projections.

Mercon Developments: The Developer

Mercon Developments was founded with experience exceeding 15 years in construction and contracting, focusing its projects on a number of principal areas in the Egyptian property market, with expansion into North Coast projects. MARSA North Coast falls within the company’s coastal portfolio.

Mercon’s Portfolio

  • Days North Coast
  • Riverton Compound — Fifth Settlement
  • VX Mall Golden Square — Fifth Settlement
  • G7 Mall — New Cairo
  • Pavo Tower — New Administrative Capital

The construction and contracting background is relevant here. Developers rooted in construction typically approach build quality, cost control, and delivery scheduling from operational experience rather than through a contractor’s invoice — which matters for a December 2027 handover commitment.

The portfolio also shows range across coastal, residential, commercial, and tower development in both Cairo and the North Coast, meaning the company is not dependent on a single market or product type.

How Marsa Compares

Versus conventional North Coast villages: villages sell unfinished units at lower headline prices, then require finishing, furnishing, and self-management. Marsa delivers a furnished, operating, serviced asset — a different product at a different price.

Versus other Marina-area projects: Marina is established and built out. Marsa’s differentiators are the peninsula position between sea and lagoon, the private marina, and the operating boutique hotel.

Versus Ras El Hekma launches: the far-west coast offers a bigger growth narrative with longer timelines and longer drives. Marsa offers a 2027 delivery in an established destination minutes from Porto Marina and New Alamein.

The Bottom Line

Marsa North Coast is a boutique hospitality destination rather than a coastal village: around 400 units at Marina 5, KM 93, on the Lesan El Wozara peninsula between the sea and the lagoon — with a private yacht and boat marina, the Marsa Boutique Hotel already operating under BirdNest, named restaurants including Cult, Argyle, The Silver Plate, and Alma, a spa, a cinema, tennis courts, and a hypermarket.

Units are 45 sqm studios, 60 sqm one-bedrooms, 100 sqm two-bedrooms, and 140 sqm three-bedrooms — all delivered fully finished, furnished, and equipped — priced from EGP 9 million to EGP 32 million, on plans from 10% down over 3 years to 25% down over 5 years, with handover in December 2027.

The advantage this project holds over every off-plan competitor is simple: part of it is already open. Visit the hotel, eat at the restaurants, walk the marina — then decide.
