Solana East New Cairo by ORA Developers: Prices, Units and Payment Plans 2026
Solana East New Cairo is a residential compound developed by ORA Developers, the company founded by Naguib Sawiris, across approximately 167.67 feddans near South 90th Street in New Cairo.
The compound holds 1,063 units spanning apartments, duplexes, townhouses, twin houses and standalone villas, set around artificial lakes with 83% of the land given to green and open space. Apartments start at 99 square metres and villas reach 388. Prices start from EGP 13,900,000, with deposits from 5%, instalment terms reaching 8.5 years, and handover targeted for April 2030.
This guide covers the concept, the location, the masterplan and the architects behind it, the full unit range with sizes, prices by product type and what the per-metre arithmetic reveals, the payment plans, the facilities, and the checks worth making before booking.

Solana East is not Solana Eastlane
Worth separating before anything else, because ORA uses the Solana name across more than one project.
Solana East is the residential compound covered on this page: 167.67 feddans of apartments, townhouses, twin houses and villas in New Cairo. Solana Eastlane is a separate commercial, medical and serviced-apartment strip on South 90th Street. Solana West, also referred to as Solana New Zayed, is a different residential project in West Cairo.
If you have seen a clinic price or a medical unit attached to the word Solana, it belongs to Eastlane rather than here.
The idea behind Solana East
The concept is a residential community built to feel like a resort rather than a suburb, so residents experience something closer to a year-round holiday setting without being cut off from the city.
ORA’s design brief drew on the idea of Nirvana, a state of calm, and the plan follows from it: buildings distributed around lakes and natural features, units set at stepped levels to open up panoramic views, and open space treated as the organising element rather than the leftover.
Solana East New Cairo location
ORA placed Solana East in the heart of New Cairo, near South 90th Street and the main axes connecting the Fifth Settlement to the New Administrative Capital and the rest of East Cairo.
Approximate distances:
- Regional Ring Road: 5 minutes
- American University in Cairo: 15 minutes
- Cairo–Suez road: 20 minutes
- Ring Road: 20 minutes
- Cairo Festival City: 20 minutes
- New Administrative Capital: 30 minutes
- South 90th Street: among the closest main axes to the project
- Mohamed Naguib axis: easing movement within the Fifth Settlement
- Point 90 Mall and Maxim Mall: nearby commercial destinations
Times vary with traffic and route.
What the position actually offers
Two things are worth drawing out of that list, and the first is the least obvious.
Five minutes to the Regional Ring Road is the entry that matters most for daily life. The Regional Ring is what connects East Cairo outward without routing you through the Fifth Settlement’s internal congestion, and a five-minute approach means the compound sits close to that connection rather than deep behind it.
Twenty minutes covers most of what a household needs. Cairo Festival City for retail, the Cairo–Suez road for travel out, the Ring Road for the rest of Greater Cairo. Add Point 90 and Maxim Mall closer in, and AUC at fifteen minutes for families with university-age children.
What the location is not is a Ninety Street address. Solana East sits near South 90th rather than on it, which is why the compound can offer 167 feddans at 17% building coverage. Land immediately on the main artery is priced for commercial frontage, and a low-density residential community cannot be built on it. That trade-off is the reason the open space exists, and it is worth understanding rather than glossing over.
Design and masterplan
ORA worked with SB Architects on the architectural concept and Schaduf on the detailed masterplan and landscape design, pairing an international design practice with a landscape specialist.
The masterplan’s main features:
- Stepped design: units distributed across different levels to open views over the lakes and gardens
- Artificial lakes: a central element of the plan, with residential zones arranged around them
- Green spaces: distributed between buildings and pathways to create natural separation between units
- Architecture: contemporary facades with wide glazing and terraces admitting natural light
- Product split: 70% of the residential offering as independent and semi-independent family homes, 30% as units within residential buildings
- Internal routes: a network of walking, running and cycling paths linking the residential areas to the facilities
- Service and leisure zones are positioned for easy access while keeping the residential areas quiet.
Why the stepped levels matter commercially
Terracing a site is not a styling decision, it is how a developer solves a visibility problem, and on a lake-centred plan it determines what a large share of units are worth.
On a flat layout, only the units immediately fronting a lake get the view. Everything behind looks at the row in front. By setting units at different levels, the rows behind see over the ones ahead rather than into them, which means a panoramic outlook extends well beyond the front line.
The practical consequence for a buyer is that level and position do more to the value of a unit here than area does. A unit with an open outlook over water and one of identical size looking at a neighbouring facade are not the same asset at the same price. Ask which level a unit sits on, what it overlooks, and what the premium is for the view, because that premium is also what protects resale.
The 70/30 split is the defining decision
That one line in the masterplan tells you more about the compound than any amenity list.
Allocating 70% of the residential product to family houses and only 30% to apartments is unusual in New Cairo, where apartment-led compounds are the norm because they generate more sellable area per feddan. Against 1,063 total units, that split works out at roughly 744 houses and 319 apartments.
Two consequences follow. The character of the community will be house-dominated, which means lower density on the ground, more private gardens and a demographic weighted toward established families rather than first-time buyers. And the apartments become the minority product, which in a house-led compound often makes them the more liquid tier on resale, because they are the accessible entry into an address most buyers cannot otherwise reach.
Project area and division
Solana East extends across 167.67 feddans, approximately 704,000 square metres, laid out as a low-density community of 1,063 units:
- Green and open space: around 83% of the project, including landscape, pathways and leisure areas
- Buildings and construction: around 17% of the total area
- Family houses: 70% of the residential distribution, covering standalone villas, townhouses and twin houses
- Multi-unit residential buildings: 30% of the residential distribution, covering apartments and other units
Running the density
The figures reward arithmetic, because they describe something specific.
704,000 square metres across 1,063 units gives roughly 662 square metres of site area per unit. Every unit, apartment or villa, carries about two-thirds of a thousand square metres of total project land behind it once its share of the open space, the lakes, the landscape and the roads is counted.
At 17% building coverage, about 120,000 square metres is built and roughly 584,000 is left open. For context, the market norm for Egyptian compounds sits nearer 20 to 30% coverage, so 17% is at the low-density end.
That matters for one reason above the rest, and it is a reason that applies to the investor as much as the resident. Built area is the developer’s revenue, so every square metre left open is income deliberately forgone. It is a commercial decision taken at masterplan stage and it is permanent. A dense project can always add units later; no project can add open space to a built site. As New Cairo continues to fill in on tighter plots at higher coverage, the gap between a 17% compound and newer competitors widens rather than closes.
Unit types and sizes
ORA released a range of units at Solana East from 99 square metres for apartments up to 388 square metres for standalone villas:
- Apartments: from 99 square metres for one bedroom, 134 square metres for two bedrooms, up to around 181 square metres for three bedrooms
- Duplexes: between 182 and 218 square metres
- Townhouses: from 198 up to 250 square metres, in middle and corner layouts
- Twin houses: from around 240 square metres
- Standalone villas: between 319 and 388 square metres, across several designs
Internal layouts vary, with different options for bedroom count, terraces and private gardens according to the unit type.
Matching product to buyer
The range here is wide enough that the first decision is which format rather than which unit.
Apartments from 99 to 181 square metres cover a genuine span, from a one-bedroom suited to a couple or an investor through to a three-bedroom family home. In a compound where apartments are only 30% of the product, this is the accessible route into the address.
Duplexes at 182 to 218 square metres deliver house-like volume across two levels without the plot cost of a standalone. In lake-centred plans the upper level frequently gains a sightline the floor below does not, so it is worth asking what each level overlooks.
Townhouses from 198 to 250 square metres come in middle and corner layouts, and the difference is substantial. A corner unit has an additional exposed elevation, which means more light, more outdoor space and better privacy, and it will carry a premium accordingly.
Twin houses from around 240 square metres typically offer the best space per pound in a compound like this, delivering close to standalone volume and garden without the standalone plot premium.
Standalone villas from 319 to 388 square metres are the top tier, where you are buying plot, privacy and position as much as built area.
Solana East prices 2026
Prices start from approximately EGP 13,900,000, varying by unit type, size and position within the compound:
- Apartments: from EGP 13,900,000 up to around EGP 27,500,000
- Townhouses: from around EGP 44,000,000
- Twin houses: from around EGP 54,000,000
- Standalone villas: some models reaching around EGP 119,000,000
Prices differ with view, area and internal design, alongside the payment system selected.
The per-metre ladder, and where the value sits
Running the rates against the entry sizes produces the most useful picture in this guide.
- 99 square metre apartment at EGP 13.9 million: roughly EGP 140,000 per metre
- 198 square metre townhouse at EGP 44 million: roughly EGP 222,000 per metre
- 240 square metre twin house at EGP 54 million: roughly EGP 225,000 per metre
- 388 square metre villa at EGP 119 million: roughly EGP 307,000 per metre
So a townhouse costs about 58% more per square metre than an apartment, and a villa about 118% more.
That ladder is normal and it reflects what you are actually buying. An apartment price covers built area and a share of the common land. A house price covers built area plus the plot it sits on plus the garden, and in a compound at 17% coverage that land is the scarce element. A villa price covers all of it plus detachment on all four sides, which is the attribute that holds value most reliably in an Egyptian villa market and cannot be retrofitted.
The practical reading depends entirely on objective. For an investor focused on yield and liquidity, the apartments at around EGP 140,000 a metre are the clear play: lowest entry, cheapest rate, deepest tenant and resale pool, and a minority product in a house-led compound. For a family buying to live, the twin house is usually the sweet spot, since at roughly the same per-metre rate as a townhouse it delivers more space and a better plot position.
Ask about the lower-priced phase
Published material from Egyptian property portals indicates ORA has also released a phase at Solana East under the name Gardinn, with reported entry pricing around EGP 8,975,000, materially below the EGP 13,900,000 figure quoted for the main release.
That is worth raising directly, since a lower entry point into the same compound changes the comparison. Ask whether Gardinn is currently open, what unit types and sizes it covers, and whether its payment terms match the main release.
Where the variation really sits
On a stepped, lake-centred plan, position is the dominant variable. Three questions:
Which level does the unit sit on, and what does it overlook? Water, garden, or a neighbouring facade.
For a townhouse, is it middle or corner? The difference in light, outdoor space and privacy is significant.
What is the plot and garden area, separately from the built area? On a house, land is frequently worth more than the interior, and you can extend into a garden but not into a neighbour’s wall.
Payment plans and booking
Instalment plans start with a 5% booking deposit, with terms extending to 8.5 years on some offers:
- First system: 5% deposit with the balance over 8 years
- Second system: 5% deposit with the balance over up to 8.5 years
- Maintenance charges: varying by unit and contract terms
Plans are released according to the phase and the units available at the time of booking, so the instalment detail differs between releases.
What 5% actually means here
On the EGP 13,900,000 entry apartment, 5% is approximately EGP 695,000 at contract. Spreading the balance across 96 months works out near EGP 137,500 a month, or around EGP 129,500 across 102 months on the longer plan.
A 5% entry on a EGP 13.9 million unit is a light commitment by any standard, and the two plans differ by only six months, so the choice between them is marginal. Take the longer term where it is offered, since a fixed price paid across more months costs less in real terms each year in an inflationary economy.
The thing to confirm is whether the two plans carry the same price. Some Egyptian developers charge a premium for a longer term, and if the 8.5-year option costs more for the same unit, that changes the comparison. Ask for both schedules in writing with the total for each.
Establish the maintenance terms
The source material states maintenance charges vary by unit and contract rather than giving a figure, which means this needs settling specifically.
Ask whether maintenance is charged as a one-off percentage of unit value at contract, as several Egyptian developers do, and if so at what rate. On a EGP 44 million townhouse a 10% maintenance deposit would be EGP 4.4 million, which is not a detail. Then ask for the projected annual service charge per square metre, because on a compound with lakes, extensive landscape and a sports club, the running cost falls on owners.
Delivery and finishing
ORA has set expected handover for Solana East during the second quarter of 2030, specifically April 2030, with dates varying by residential phase and contract terms.
Units in a number of the residential models are offered fully finished, including flooring, walls and the basic internal finishes, reducing the work required before moving in. The final handover date and the finishing level depend on the unit specification and the phase named in the sale contract.
One date to confirm
Published third-party material has in places indicated delivery for Solana East in 2028 rather than 2030. The 2030 date is the one stated in the current project material and is used here, but the discrepancy is worth resolving, since it may reflect different phases delivering at different times.
That makes the instruction simple: get your own unit’s contractual delivery date rather than a project-wide year. On a compound of 1,063 units built across phases, a date for the development is not a date for your house.
Alongside it, secure the delay penalty clause, the itemised finishing specification with materials and brands, and instalments tied to construction milestones rather than calendar dates. Then visit the site of your specific phase and compare what is standing against the schedule shown.
Facilities and services
Leisure and social:
- A social club with space for family gatherings and social activity
- Artificial lakes and water features surrounding the residential areas
- Gardens and green spaces for walking and relaxation
- A dedicated entertainment zone for family and leisure activity
- Restaurants and cafés
Sports and health:
- A sports club with facilities for exercise and physical activity
- A football academy with dedicated training space
- Sports courts equipped for different activities
- Walking and running tracks through the landscaped areas
- Cycling routes within the compound
- Medical clinics providing healthcare services
Commercial and essential:
- A commercial area with shops and stores
- A retail centre for shopping and services
- Convenience stores for daily needs
- A pharmacy
- A children’s nursery
- Service outlets
- Electric vehicle charging points
The four that change daily life
The nursery. For a family with young children this is the most practical item on the list, because childcare inside the gate removes a daily journey at the worst hour of the morning. It also supports resale, since families buy for convenience of routine as much as for the house itself.
Medical clinics and a pharmacy on site. Not a substitute for a hospital, but they handle the routine consultations and prescriptions that otherwise mean leaving the compound, and they matter most to households with young children or older parents.
The football academy. Unusual provision and genuinely useful if you have children of the right age, since a structured activity inside the compound is worth more than another pool. Worth asking who operates it and whether residents get priority or preferential rates.
Convenience stores and a commercial area. A compound without on-site groceries sends residents out for every basic item, which is the most common complaint of large-compound owners. Retail inside the gate converts the place from somewhere you sleep into somewhere you live.
Who Solana East suits
- Families wanting a house rather than an apartment, where 70% of the product is standalone, townhouse or twin house
- Buyers who prioritise space, given 17% building coverage and roughly 662 square metres of site area per unit
- Investors focused on yield and liquidity, where apartments at around EGP 140,000 per metre are the cheapest rate and the minority product in a house-led compound
- Families with children, with a nursery, a football academy, sports courts and cycling routes inside the compound
- Buyers who value view, since the stepped levels extend lake and garden outlooks well beyond the front row
- Long-horizon buyers, with a 5% deposit across up to 8.5 years and handover in 2030
Points to consider
Handover is targeted for April 2030, which makes this a future home or a medium-term hold rather than somewhere to move into now. The compound sits near South 90th Street rather than on it, which is the trade that makes the low density possible. Maintenance terms are not published and need establishing per unit. And published delivery dates differ between sources, so the contractual date for your specific phase matters more than the project year.
About ORA Developers
ORA Developers is among the more prominent developers in the Egyptian market, founded by Naguib Sawiris in 2016, with activity in Egypt from 2018 and investments extending into a number of international markets.
The company specialises in premium residential communities, tourism resorts and mixed-use projects, with emphasis on architectural design and location selection. Its presence spans New Cairo, Sheikh Zayed and the North Coast.
Its portfolio includes:
- ZED East: New Cairo, Fifth Settlement
- ZED West: Sheikh Zayed City
- Solana West: New Zayed
- Silversands: Sidi Heneish, North Coast
- Pyramid Hills: West Cairo
- Solana East: New Cairo
Note that several of these appear under more than one name in circulation, with ZED West also referred to as ZED Sheikh Zayed and Solana West as Solana New Zayed.
The useful thing in that record
Pyramid Hills has completed phases. That makes it the one ORA project where build quality, common-area maintenance years after handover, landscaping upkeep and occupancy can be inspected rather than inferred.
For a buyer committing to an April 2030 handover at Solana East, an afternoon at Pyramid Hills is the most informative research available: look at finish quality on occupied homes, whether the landscape is maintained or was dropped once sales ended, and speak to residents about how handover went against what they were promised, what the service charge is and how fast it has risen, and how the developer responds when something breaks.
Conclusion
Solana East New Cairo is a 167.67-feddan residential compound near South 90th Street, holding 1,063 units across apartments, duplexes, townhouses, twin houses and standalone villas, arranged in stepped levels around artificial lakes with 83% of the land left as green and open space.
Apartments run from 99 square metres, duplexes 182 to 218, townhouses 198 to 250, twin houses from around 240, and standalone villas 319 to 388. Prices start from EGP 13,900,000 for apartments, from around EGP 44,000,000 for townhouses and EGP 54,000,000 for twin houses, with some villas reaching around EGP 119,000,000. Deposits start at 5% with terms to 8.5 years, and handover is targeted for April 2030.
Two decisions define this compound. The 70/30 split toward family houses sets its character, producing a house-dominated community and making the apartments the minority and most accessible product. And 17% building coverage is income the developer deliberately gave up, which is permanent and becomes scarcer as New Cairo builds out on tighter plots.
Before booking, five things. Ask which level the unit sits on and what it overlooks, because on a stepped lake plan that outranks area. For a townhouse, establish middle or corner. Ask for the plot and garden area separately from the built area. Ask whether the Gardinn phase is open, since its reported entry sits well below the main release. And get your own contractual delivery date, the delay penalty clause and the maintenance terms in writing.
