SIGHT Boutique Compound New Cairo by NOMAD Communities: Prices & Payment Plans 2026

SIGHT Boutique Compound is a boutique residential project in East New Cairo developed by NOMAD Communities, sitting between South Teseen Street and the E Ring Road, with Amorada to the west and The Crest to the east.

The compound is twelve residential buildings, coded H1 to H9 and C1 to C3, set in three rows around a shared centre. Every floor carries four apartments, and every apartment is a three-bedroom home of 149 to 168 square metres. Ground-floor units open onto private gardens that run from 24 to 115 square metres depending on the building.

Prices start from EGP 5,738,000 at an interior rate of EGP 37,000 to 40,000 per square metre. The confirmed payment options are 15% down over 8 years; 15% down plus 5% after 3 months over 9 years; or 15% down plus 10% after one year over 10 years. A 15% cash discount is also reported, and delivery is targeted for 2029 fully finished.

SIGHT Boutique Compound New Cairo Entrance

The idea behind SIGHT

SIGHT is built around a point of view. The developer describes it as three things: the view you wake up to, the light that enters your space, and the details you notice every day. Openness and quiet observation shape the project’s character.

The architecture follows that idea closely. Setbacks, deep balconies and planted terraces break the mass of every block. Roof terraces and planters sit above. A colonnade and planted terraces surround a paved square at the middle of the plan. The name is carried on the boundary wall, the gate canopy and the buildings themselves, so the compound reads from the main road before you reach a gate.

SIGHT Boutique Compound location

SIGHT sits between South Teseen Street and the E Ring Road in East New Cairo, on the road running down from the Ring Road junction. The junction of the two roads is the way in.

Amorada lies immediately to the west and The Crest to the east. Hyde Park, Solana East and Ivoire East are to the north, with Katameya Dunes and Mivida beyond them. That places the compound inside an established pocket of East New Cairo surrounded by six well-known residential projects.

Approximate drive times, as published by Egyptian property portals:

South Teseen Street itself is a short distance from the gate. Times vary with traffic and route.

What the location gives a buyer

Two things, and the second is the more useful.

The road position is genuinely convenient. Sitting between South Teseen and the E Ring Road means you reach either without crossing congested squares, and the Ring Road junction is the entrance rather than a detour.

More importantly, the surrounding compounds mean the services already exist. Hyde Park, The Crest, Solana East and Ivoire East brought retail, schooling options and daily amenities to this pocket before SIGHT arrived. A project of twelve buildings does not need to supply a district’s worth of facilities when four large neighbours already have.

The published entry prices for those neighbours also put SIGHT in context. The Crest starts around EGP 4.9 million, Hyde Park around EGP 9.4 million, Ivoire East around EGP 9.5 million, and Solana East around EGP 13.9 million for apartments. SIGHT’s entry of EGP 5,738,000 buys a three-bedroom apartment in the same neighbourhood at a fraction of several of them, though those projects are far larger and carry amenities a boutique compound does not.

The compound and master plan

Twelve residential buildings in three rows around a shared centre. Row 01 holds C1, H1, H2 and C2. Row 02 holds H3, H4, H5, H6 and H7. Row 03 holds H8, H9 and C3.

Two gates serve the compound, with controlled entry under a canopy at the main gate. The commercial mall sits at the eastern edge, its colonnade running along the street. The Community Hub occupies the heart of the plan, around the central plaza. Parking is underground, kept out of the internal streets.

The buildings run the length of the frontage, set back behind a planted verge and a low boundary wall, each block carrying its own number on the elevation.

Phase One releases three of the twelve buildings: H6, H8 and C3. The remaining nine are not yet released, which is worth raising with the sales team, since first-phase pricing in Egyptian projects is commonly held below later phases.

Four apartments per floor

Most Egyptian residential buildings carry six to ten units per floor. Four means fewer households sharing a lobby, a lift and a stairwell, and it means every apartment has external walls on more than one side, so daylight and ventilation arrive from two directions rather than one.

The distances between the twelve buildings were set so that no apartment looks directly into the one opposite, which for a project called SIGHT is at least consistent, and which can be checked against the master plan before booking.

Unit types and sizes

Every apartment at SIGHT is a three-bedroom home with a kitchen, a guest toilet, a reception and dining space, a master bedroom with its own bathroom, two further bedrooms, a second bathroom and a corridor.

The buildings divide into two residence types. Type H buildings carry typical floors of 158 and 165 square metres and ground floors of 151 and 159, with H3 and H7 also offering a 159 square metre unit on a typical floor. Type C buildings, C1, C2 and C3, carry typical floors of 160 and 168 square metres, with C2 also listing a 154, and ground floors of 149, 151, 154 and 156.

Gardens on the ground floor

Ground-floor apartments open onto private gardens, and these vary far more than the interiors do.

Across the twelve buildings the gardens run from 24 square metres to 115. The largest sit in Row 01, where C1 carries a 115 and a 96, and C2 an 86. The widest in Rows 02 and 03 are around 85, found in H5, H6 and H8. The smallest in the project is in H9.

Within Phase One, H6 offers gardens of 85, 75, 41 and 40 square metres, H8 offers 86, 63, 62 and 43, and C3 offers 75, 71, 58 and 43.

The largest garden in the project is more than four times the smallest, attached to interiors that differ by only a few square metres. For anyone who wants outdoor space, the garden area attached to the specific unit matters more than the floor plan, and the figures are published building by building.

Inside the apartments

Two published layouts give a sense of the proportions.

A 165 square metre typical-floor unit in H6 has a reception and dining space of 5.20 by 6.70 metres, a kitchen of 2.60 by 3.75, a master bedroom of 3.70 by 4.30 with its own bathroom, a first bedroom of 3.15 by 3.80 and a second of 3.60 by 4.00.

A 154 square metre ground-floor unit in C3, which comes with a 71 square metre garden, has a slightly smaller reception at 4.15 by 6.60 but a larger kitchen at 2.90 by 3.15 and a larger second bedroom at 3.60 by 3.60.

These are genuinely different layouts rather than one plan at two sizes, so the floor plans are worth comparing side by side rather than choosing on area alone.

SIGHT New Cairo prices

Prices start from EGP 5,738,000, at an interior rate between EGP 37,000 and 40,000 per square metre. The figures below cover the released buildings.

Ground-floor apartments with private gardens, where the quoted price covers the interior area:

  • 151 sqm from EGP 5,738,000, about EGP 38,000 per metre
  • 154 sqm from EGP 5,929,000, about EGP 38,500 per metre
  • 156 sqm from EGP 6,006,000, about EGP 38,500 per metre
  • 159 sqm from EGP 6,121,500, about EGP 38,500 per metre

Typical-floor apartments:

  • 158 sqm from EGP 5,846,000, about EGP 37,000 per metre
  • 160 sqm from EGP 6,000,000, about EGP 37,500 per metre
  • 165 sqm from EGP 6,187,500, about EGP 37,500 per metre
  • 168 sqm from EGP 6,300,000, about EGP 37,500 per metre

The highest figure currently quoted is EGP 6,600,000 for a 165 square metre typical-floor apartment in building H6, at EGP 40,000 per metre.

Private gardens are priced separately from the interior area, at EGP 9,500 to 13,333 per square metre depending on the unit.

SIGHT Boutique Compound by NOMAD Communities Apartments

Gardens are the cheapest space in the project

On interior rates alone the ground floors look dearer, at EGP 38,000 to 38,500 a metre against EGP 37,000 to 37,500 upstairs. The garden changes that arithmetic completely, because garden land costs a quarter to a third of the interior rate.

A 151 square metre apartment with a 40 square metre garden comes to roughly EGP 6.1 to 6.3 million for about 191 square metres of total space, a blended rate near EGP 32,000 a metre.

The same 151 square metre interior with an 86 square metre garden comes to roughly EGP 6.6 to 6.9 million for about 237 square metres, a blended rate near EGP 28,000 to 29,000 a metre.

Against either of those, a 158 square metre typical-floor apartment at EGP 5,846,000 works out at EGP 37,000 a metre with no outdoor space at all.

Garden metres are not interchangeable with interior metres, and an open 40 square metres is uncomfortable through parts of the Cairo summer. But for a family, a private garden is the feature most likely to make an apartment easy to sell later, and on these figures it is being sold at a third of what the living room costs.

SIGHT Boutique Compound New Cairo Apartment Buildings

Ask which building you are being quoted

The 165 square metre typical-floor apartment appears at both EGP 6,187,500 and EGP 6,600,000, the higher figure in building H6. That is EGP 412,500 for the same interior area on the same floor type, a premium of just under 7% attached to which building the unit sits in.

There may well be a sound reason, such as aspect onto the plaza or position within the row, and it is worth asking what the premium buys. The rate per metre is also reported to drop on the fifth floor in the released buildings, which is where the discount sits for anyone happy on the top residential level.

Prices and availability change between releases. Confirm current figures before booking on 01003366453 .

Payment plans and booking

Three interest-free payment options are reported:

  • Option 1: 15% down payment, with the balance over 8 years
  • Option 2: 15% down payment, followed by an additional 5% after 3 months, with the plan extending over 9 years
  • Option 3: 15% down payment, followed by an additional 10% after one year, with the plan extending over 10 years

On an apartment priced at EGP 5,738,000, the initial 15% payment is EGP 860,700. The additional 5% in Option 2 is EGP 286,900, while the additional 10% in Option 3 is EGP 573,800. These figures are calculated from the stated entry price; confirm the full installment schedule and the timing of the remaining installments with the sales office before booking.

A 15% discount is reported for buyers who pay the full price in cash. The maintenance deposit is 10% of unit value, payable at handover rather than at contract.

Compare the payment schedules before booking

The options differ in both their total duration and when the additional payment is due. Option 1 has no additional interim percentage specified in the supplied plan details. Option 2 adds 5% after three months, while Option 3 adds 10% after one year. Ask the sales office for an official, written schedule showing the contract payment, each subsequent installment, the start date and frequency of installments, and any administrative fees. Do not compare monthly payments until the complete schedules are confirmed.

Weighing the cash discount

A 15% discount on EGP 5,738,000 is EGP 860,700, bringing the price to EGP 4,877,300, if the discount is applied to the same quoted base price.

Paying cash secures that reported saving outright. Comparing it with an installment plan depends on the buyer's cash flow and the return available on retained capital. Confirm in writing whether the cash discount applies to the same unit price and whether any other fees remain payable.

Budget the maintenance deposit

Ten percent of unit value is about EGP 573,800 on the entry apartment. Falling due at handover rather than at contract helps, but it is not optional and it is not included in the quoted price. Ask whether it is a one-off payment, which fund holds it, and what the annual service charge is on top.

Delivery date and finishing

Handover is targeted for 2029, with apartments delivered fully finished: porcelain floors throughout, plastic paint to walls and ceilings, wooden doors and aluminium windows, sanitaryware with full ceramic in the bathrooms, and electrical and plumbing installations including provision for air conditioning.

Provision for air conditioning matters more than it sounds, because retrofitting it later means chasing walls.

A 2029 handover suits a buyer planning a future move or holding for the medium term. It does not suit anyone who needs to move in now or wants rental income in the near term. Before signing, obtain your own unit’s contractual delivery date rather than the marketing year, the delay penalty clause, the itemised finishing specification with brands, and instalments linked to construction milestones.

Facilities and services

The compound provides:

  • Electrical gates, with controlled entry under the canopy at the main gate
  • A commercial mall, with retail along the eastern edge of the compound
  • The Community Hub, the central plaza and its colonnade at the heart of the plan
  • Security 24/7, guarded around the clock, every day of the year
  • CCTV, with camera coverage across the compound
  • Underground parking, kept below ground and out of the internal streets

Alongside these, ground-floor apartments have private gardens, the buildings carry roof terraces, planters, deep balconies and planted terraces, and a planted verge runs along the frontage.

Why the facilities list is short on purpose

Twelve buildings on a small site cannot carry a golf course or a large sports club, and the plan does not pretend otherwise. What it does instead is keep the shared areas limited and maintainable.

That has a practical benefit owners feel later. A small set of common areas costs less per unit to maintain and is easier to keep to a consistent standard. Large amenities are attractive at the point of sale and expensive to run for the twenty years afterwards, and the people paying for them are the owners.

The three design decisions that shape daily life here are parking underground rather than on the streets, the mall pushed to the eastern edge so retail traffic never crosses the residential core, and the plaza and Community Hub placed at the centre. Together they mean the ground between the buildings belongs to people on foot. Worth asking how many parking spaces come with each apartment, whether they are included in the price, and what the garage costs to maintain.

Reasons to buy at SIGHT Boutique Compound

  • A limited community of twelve buildings, with four apartments per floor, in an area dominated by far larger projects
  • An established neighbourhood, with Hyde Park, The Crest, Solana East, Ivoire East, Katameya Dunes and Mivida all nearby and their services already in place
  • Road access on two sides, between South Teseen Street and the E Ring Road, with the junction as the entrance
  • An accessible entry price for a three-bedroom apartment in this pocket of East New Cairo
  • Private gardens of up to 115 square metres on ground-floor units, priced at a fraction of the interior rate
  • Payment options starting at 15% down, with terms of 8, 9 or 10 years, plus a reported 15% cash discount
  • Fully finished delivery, which removes the finishing stage and shortens the gap between handover and moving in

Who the project suits

Families who need three bedrooms, which is the only product here. Buyers who prefer a small community where the mall, the plaza and the gate are all within a short walk. Anyone who wants a core without cars. Families who want a private garden, which on these figures is the best-value space in the compound. And buyers planning a move around 2029 who can match one of the reported payment schedules to their cash flow.

Points to consider before buying

The site is small, so there are no large lakes, no golf and no extensive sports facilities of the kind a hundred-feddan project can carry. The handover date of 2029 means this is a future home or a medium-term hold rather than an immediate one. And the product is a single type, so buyers looking for a studio, a one-bedroom or a larger family unit will not find one here.

NOMAD Communities, the developer

NOMAD Communities has been building since 1997, operating as a construction company and an interior design house within one organisation, with work across Egypt, Saudi Arabia and Libya. Its record runs from factories, heavy industry and petrochemical plants through to a part in the Grand Egyptian Museum. The company owns its own land banks.

Erama Group carries SIGHT from the first drawing to the finished interior through three divisions held inside one group: construction and site works, engineering and technical consulting, and interior design.

SIGHT is the company’s first residential development under its own brand, and the step from building for other clients to developing for itself.

What to establish before booking

Two separate questions arise with any off-plan purchase, and they deserve separating here.

The first is construction: whether the structure, services and finishes are executed properly. On that, the stated record covers work more technically demanding than residential building, and construction and interior design sitting inside one group means fewer handoffs between the people drawing the interiors and the people building them.

The second is development: delivery on schedule, how a snag list is handled, what the service charge turns out to be, and how the community is managed once the last unit is sold. SIGHT is the first project on which NOMAD performs those functions under its own name.

So the questions worth asking are the ones that address the second. Who will manage the compound after handover, and under what agreement. What the projected service charge is per square metre. Whether buyer payments are held in an escrow or project account. What the delay penalty clause says, in the contract rather than in conversation. Who the engineering consultant of record is. And whether a completed project built by the group can be visited, which is the nearest thing to inspecting SIGHT before it exists.

The bottom line

SIGHT Boutique Compound is twelve buildings in East New Cairo, between South Teseen Street and the E Ring Road, with Amorada west, The Crest east, and Hyde Park, Solana East, Ivoire East, Katameya Dunes and Mivida within minutes. Three rows around a plaza and colonnade, four apartments per floor, mall at the eastern edge, Community Hub at the centre, parking underground.

Every apartment is a three-bedroom home of 149 to 168 square metres, with ground-floor gardens from 24 to 115. Prices start at EGP 5,738,000 at EGP 37,000 to 40,000 per interior metre, gardens are priced separately at EGP 9,500 to 13,333, and delivery is targeted for 2029 fully finished.

Three things are worth doing before you book.

Compare the three confirmed payment options. The plans require 15% down, with an additional 5% after three months on the nine-year option or an additional 10% after one year on the ten-year option. Request the official installment schedule before choosing.

Ask for the garden area on the specific unit. Gardens range from 24 to 115 square metres across the buildings, and at EGP 9,500 to 13,333 a metre that spread is worth close to a million pounds of the cheapest land in the project.

Ask which building you are being quoted. The same 165 square metre apartment is offered at EGP 6,187,500 and at EGP 6,600,000 in H6.

Then confirm the pricing on the nine unreleased buildings, the projected service charge, and your unit’s contractual delivery date in writing.
