Ranches New Zayed: Prices, Villa Types, Payment Plan and What the Site Actually Offers

Ranches New Zayed is a low-density villa community by Dorra Developments on the Cairo–Alexandria Desert Road, directly opposite Sphinx International Airport. It is villas only: townhouses, twin houses and standalone homes, with built-up areas from 250 to 450 square metres in the released models. Prices start at EGP 24 million for a townhouse, EGP 32 million for a twin house and EGP 44 million for a standalone villa, on a 5% down payment over nine years with delivery stated at four years.

That is the short version. The longer version is more interesting, because the numbers behind this project say something specific about what Dorra is selling, and it is not the same thing most New Zayed launches are selling.

Ranches New Zayed by Dorra Developments

What Is Ranches New Zayed Compound?

Ranches is a gated residential community in New Zayed, West Cairo, developed by Dorra Developments, part of Dorra Group. The master plan covers roughly 300 feddans, about 1.26 million square metres, with a stated building footprint of only 15% of the land. The remaining 85%, roughly 255 feddans, is left outside the building footprint as landscape, open space, roads and facilities. The project material cites a planting programme of around 10,000 trees.

The product is horizontal. Townhouses, twin houses and standalone villas, no apartment buildings in the released material. Built-up areas in the Zone 1 models run from 250 square metres for a single-storey twin house up to 450 square metres for the largest standalone type.

Master planning and design are credited to Profilerz, a regional master-planning consultancy whose own project portfolio lists Ranches at approximately 300 feddans.

The name matters for search, because there is a well-known Arabian Ranches in Dubai and a separate Dorra project called Zayed 2000. Ranches New Zayed, known in Arabic as رانشز زايد الجديدة, is neither of those. It is a Dorra Developments project on the Desert Road at New Zayed, Giza Governorate, Egypt.

Why the density figure is the headline

Divide 1.26 million square metres by the stated unit count of roughly 938 homes and you get about 1,343 square metres of total site area per home. That is land per household including every road, every garden, the clubhouse, the school plot and the commercial strip.

For comparison, mid-density compounds in New Cairo and New Zayed commonly land between 600 and 800 square metres of site area per unit. Ranches sits at roughly double that. The 15% building footprint is the same fact stated a different way: 45 feddans of the 300 carry buildings, and 255 do not.

A developer who builds on 15% of the land has given up sellable floor area that could have been monetised. Whether that trade is worth the price premium is the buyer’s call, and the pricing section below gives the figures needed to make it. But the low-density claim here is supported by arithmetic, not adjectives.

Who Is the Developer? Dorra Developments and Dorra Group

Dorra Group traces its origins to 1943, when Mohamed Hassan Dorra established a contracting company in Cairo. The business grew through the state-contracting era and today operates across Egypt, the UAE, Qatar and Saudi Arabia, with a long-standing contracting joint venture, CRC-Dorra, formed with Consolidated Contractors. Forbes Middle East placed Dorra Group at number 91 on its 2026 Top 100 Arab Family Businesses list.

The relevant point for a buyer is the order of operations. Dorra was a contractor first and a developer second. That is the opposite of the pattern behind most of the newer Egyptian launches, where a sales-led company raises off-plan cash and then hires a contractor. A group with eight decades of contracting behind it has in-house delivery capability and a balance sheet that predates the current market cycle.

Dorra’s own residential track record in West Cairo includes Village West in Sheikh Zayed, Zayed 2000, The Address, Address East, Greens, Atrium, The Courtyard and Capital Business Park in Sheikh Zayed. The company’s marketing has claimed that close to half of Sheikh Zayed City was developed by Dorra. That is a self-reported figure and should be treated as marketing rather than a verified statistic, but the underlying point, that Dorra has built extensively in this specific corridor for decades, is supportable from the project list alone.

The contractor is not the developer

One detail is worth stating clearly because it is easy to misread in search results. Sky for Trading & Contracting publishes Ranches New Zayed in its project portfolio, listing Dorra Developments as the owner and its own contracted scope as core and shell works for 45 villas plus a retaining wall 500 metres in length, at a stated contract value of EGP 154,193,064.

Sky is the contractor on that package. Dorra Developments is the developer and owner. Any source describing Sky as the developer of Ranches has the relationship backwards.

The contract itself is useful information. A named contractor with a published, priced, specific scope means construction is a funded activity with a signed counterparty, not a brochure. Divide the contract value across the 45 villas and the figure sits above EGP 3.4 million per villa for core and shell alone, before finishes, infrastructure and landscape. That is consistent with the size and specification of homes in this price bracket.

Ranches New Zayed Location and Nearby Roads

  • The site is at kilometre 46 of the Cairo–Alexandria Desert Road, directly opposite Sphinx International Airport.
  • Nearby landmarks and connections:
  • Sphinx International Airport, immediately opposite the project across the Desert Road
  • Smart Village, the established West Cairo business and technology cluster
  • The 26th of July Corridor, the main east–west artery into Mohandessin and central Cairo
  • The Grand Egyptian Museum at Giza
  • Waslet Dahshour, linking west to the Ring Road and south toward Dahshour
  • The Rod El Farag Axis, connecting the Desert Road corridor eastward
  • The Dabaa Axis, running north toward the Alexandria and North Coast corridor
  • Juhayna Square and the New Zayed service spine

Approximate drive times quoted in the project material put Sphinx Airport and Smart Village at around five minutes, the 26th of July Corridor at around ten minutes and the Grand Egyptian Museum at around twenty-five minutes. Times vary with traffic and route.

Immediate neighbours in the New Zayed cluster include The Estates and VYE by SODIC, Belle Vie by Emaar, Solana New Zayed and Hills of One. That neighbour list is the single most useful indicator of where Ranches sits in the market. These are the top of the West Cairo price ladder, and a developer who places a 300-feddan villa plan in the middle of them is pricing against them, not below them.

Location of Ranches New Zayed

A point on how the location is described

Some property portals categorise Ranches under Sheikh Zayed, which works as administrative shorthand but misleads as a description. The site is not in central Sheikh Zayed. It is in the newer Desert Road corridor north and west of the original city: newer infrastructure, lower current density, fewer completed services nearby and a longer run-in to neighbourhood maturity.

The airport adjacency cuts both ways and deserves direct thought rather than acceptance as a pure positive. Five minutes from an operating international airport is valuable for anyone flying regularly. It also means living near an airport, and noise exposure depends on runway orientation, flight paths and where a specific plot sits within 300 feddans. Ask for the plot location relative to the approach path before signing, and visit at different times of day.

Master Plan and Total Project Area

This section needs a direct note on data quality, because public sources do not agree.

What the project material and the master-planning consultant support:

  • Total area of approximately 300 feddans, about 1.26 million square metres
  • Approximately 938 residential units in the project material
  • Building footprint of 15% of total land, roughly 45 feddans
  • Roughly 255 feddans, or 85%, outside the building footprint
  • A planting programme of around 10,000 trees
  • Phased delivery, with released unit models identified as Zone 1

Profilerz, credited as master planner, lists the project in its own portfolio at approximately 300 feddans with 991 units. The 300-feddan figure is therefore supported from two directions: the developer-side project material and the consultant’s own portfolio. The unit count differs between the two, 938 against 991, which is the normal signature of a master plan revised between design stages.

Separately, some third-party listings report a materially different plan: approximately 125 feddans with around 300 homes across four zones. That figure is not reconcilable with 300 feddans and 938 units. It most plausibly describes a single phase rather than the full development, given that the released villa models are explicitly labelled Zone 1, but that reading is an inference and not a confirmed fact.

Some portals also list apartments and penthouses among the unit types at Ranches. The project material released for Zone 1 contains no apartment product at all. That may reflect a later phase, confusion with another Dorra project in the same area, or simple listing error.

Treat total area and unit count as developer-confirmable items rather than settled facts, and request the stamped master plan and current phasing schedule in writing before signing. Unit count sets final density, internal traffic and the service charge base, which makes it a commercial term rather than a marketing detail.

Master Plan of Ranches New Zayed

Villa Types and Built-up Areas

Released models and built-up areas in Zone 1:

  • Townhouse, middle unit: 290 square metres built-up
  • Townhouse, corner unit: 320 square metres built-up
  • Twin house, single-storey: 250 square metres built-up
  • Twin house type B: 325 square metres built-up
  • Twin house type A: 340 square metres built-up
  • Standalone villa type B: 330 square metres built-up
  • Standalone villa, single-storey: 350 square metres built-up
  • Standalone villa type A: 450 square metres built-up

Units of Ranches New Zayed

Two things in that list deserve attention.

First, the single-storey types. A 250 square metre single-storey twin house and a 350 square metre single-storey standalone villa are deliberate products, not leftovers. Single-floor living is a specific requirement for multi-generational households, for older buyers and for anyone who has lived in a four-level townhouse and does not want to do it again. It is also comparatively rare in Egyptian compound inventory, because stacking floors on a smaller plot is more land-efficient for the developer. Offering it means accepting a wider plot for the same built-up area, which is consistent with the 15% footprint figure.

Second, the overlap in the range. A 330 square metre standalone villa type B is smaller in built-up terms than a 340 square metre twin house type A. The standalone will cost materially more. The buyer is paying for detachment and plot, not floor area, and in this product that is the correct thing to be paying for. Anyone optimising purely for square metres indoors should look hard at the twin house types before stepping up.

Land and garden areas are specified per unit rather than as a category standard, which is why they are not listed here as ranges. They are the variable that matters most in a villa purchase and they should be confirmed per plot.

Ranches New Zayed Prices

Starting prices by product type:

  • Townhouses from EGP 24,000,000
  • Twin houses from EGP 32,000,000
  • Standalone villas from EGP 44,000,000

These are category entry prices, which means they attach to specific units, usually the least advantaged plots in the type. Final price depends on plot size, garden area, position, orientation and phase.

Converting entry prices to a rate per built-up square metre gives a cleaner comparison:

  • Townhouse at 290 square metres from EGP 24M: approximately EGP 82,800 per built-up metre
  • Townhouse at 320 square metres from EGP 24M: approximately EGP 75,000 per built-up metre
  • Twin house type A at 340 square metres from EGP 32M: approximately EGP 94,100 per built-up metre
  • Twin house type B at 325 square metres from EGP 32M: approximately EGP 98,500 per built-up metre
  • Twin house single-storey at 250 square metres from EGP 32M: approximately EGP 128,000 per built-up metre
  • Standalone type A at 450 square metres from EGP 44M: approximately EGP 97,800 per built-up metre
  • Standalone single-storey at 350 square metres from EGP 44M: approximately EGP 125,700 per built-up metre
  • Standalone type B at 330 square metres from EGP 44M: approximately EGP 133,300 per built-up metre

Read that ladder carefully, because it contains the most actionable pricing insight in the project.

Within the standalone category, the largest type looks the cheapest per built-up metre, at roughly EGP 97,800 against EGP 133,300 for the smallest. The same pattern repeats in the twin houses, where type A at 340 metres rates about 27% lower per metre than the 250 metre single-storey. Buyers who want maximum enclosed area per pound should be looking at the largest type in each category, not the entry one.

The caveat is important. These rates use built-up area only, and the entry price in each category attaches to the weakest plot. In a villa product the plot is a large share of the value, so a smaller built-up area on a generous corner plot can be worth more in resale than a larger house on a tight interior plot at a better headline rate per metre. The per-metre ladder is a tool for spotting where the pricing grid is soft, not a substitute for comparing specific units.

Used properly, it is a screening tool. Ask for the full price list with land, garden and built-up area for every available unit, then rank price per built-up metre against price per total plot metre. Where the two rankings disagree sharply, there is usually a mispriced unit.

Payment Plan, Down Payment and Instalment Period

Stated terms:

  • Down payment: 5% of unit value
  • Instalment period: 9 years
  • Delivery: 4 years from contract
  • Expression of interest deposit: EGP 250,000 for townhouses and twin houses
  • Expression of interest deposit: EGP 500,000 for standalone villas and single-storey villas
  • Expression of interest deposits are stated as refundable

Worked on the entry townhouse at EGP 24 million: a 5% down payment is EGP 1.2 million, leaving EGP 22.8 million across 108 months, which is approximately EGP 211,000 per month on an equal-instalment basis.

A 5% down payment on a nine-year plan is aggressive by current Egyptian market standards, where 10% to 15% down over seven to eight years is more typical. Two observations follow.

For the buyer, the cash efficiency is real. Entry into a EGP 24 million asset for EGP 1.2 million is high leverage in an inflationary currency environment, and the instalment schedule is nominal rather than indexed, which has historically favoured the instalment payer in Egypt. That is a genuine structural advantage of long off-plan plans here.

The other side is that four years to delivery with nine years of instalments means roughly five years of payments continue after handover, and the paid-in equity at handover will be around 44% of the price. Anyone planning to resell before delivery should confirm the developer’s transfer policy, the transfer fee and the minimum paid percentage required before assignment is permitted. These terms vary and they determine whether the plan is actually as flexible as the headline implies.

Confirm in writing whether maintenance and clubhouse fees sit inside or outside the quoted price, how they are calculated and when they begin. On villa products they are substantial and frequently quoted separately.

Delivery Date and Construction Status

Delivery is stated at four years from contract for the current release.

On construction status, the usable evidence is the contractor record rather than developer marketing. Sky for Trading & Contracting lists an awarded package covering core and shell works for 45 villas and a 500-metre retaining wall at EGP 154,193,064. An awarded and priced construction contract for a defined villa count is a meaningful signal: it means a first construction phase has a scope, a value and a counterparty.

It is also a limited signal. A 45-villa core-and-shell package against roughly 938 planned units covers under 5% of the development, and the retaining wall points to early site-level groundworks rather than advanced construction. It does not establish the pace or funding of later phases.

Get four things in writing before signing: the construction completion percentage for the specific phase containing the unit, the contractual delivery date for that unit rather than the project, the delay penalty clause and its mechanism, and the finishing specification. The last matters most, because core and shell in the contractor scope raises the question of what finishing level the sale price includes.

Advantages and Buyer Considerations

The genuine strengths:

  • Land efficiency in the buyer’s favour. A 15% building footprint on 300 feddans is verifiable, structural and permanent. It cannot be revised after handover the way facilities and finishes can.
  • A developer with eight decades of contracting behind it, operating in four markets, with a long and visible build history in this exact corridor.
  • Direct frontage on the Cairo–Alexandria Desert Road at kilometre 46, with Sphinx Airport, Smart Village and the 26th of July Corridor all within a short drive.
  • A low entry cash requirement, at 5% down on nine years.
  • Single-storey villa and twin house options, which are relatively scarce in Egyptian compound supply.
  • Hospitality and wellness operators named rather than implied, with JAZ Hotels on the hotel component and PREMEDION on the wellness centre.
  • An immediate neighbour set, SODIC, Emaar and the New Zayed premium cluster, that supports the positioning rather than contradicting it.

The considerations that need resolving before commitment:

  • Public sources disagree materially on total area and unit count. The 300-feddan figure has two independent supports, but the final unit count is unconfirmed and it determines density and service charges.
  • Airport adjacency requires plot-specific due diligence on flight paths and noise. This is answerable, but only with the plot location in hand.
  • Four years to delivery, with instalments continuing roughly five years beyond handover.
  • Facilities are planned components in a phased master plan. Clubhouse, hotel, school and wellness centre timing should be confirmed per phase, not assumed at first handover.
  • Some portals list apartment and penthouse product that the released project material does not contain.
  • New Zayed is a maturing corridor, not a completed one. Day-to-day services outside the gates are still filling in.

Whether off-plan property in this corridor is a sound investment depends on currency conditions, holding period, financing alternatives and tolerance for delivery risk. The structural arguments here are real: long nominal instalments in an inflationary environment, and a low-density plan inside a premium cluster. They are not a guarantee, and no off-plan purchase on a four-year horizon should be presented as low risk. The terms are favourable and the delivery risk is normal for the product class.

Facilities and Amenities

Facilities stated in the project material:

  • An equestrian club with a riding academy
  • A sports club
  • A private clubhouse for residents
  • A boutique hotel operated by JAZ Hotels
  • A wellness centre by PREMEDION
  • An international school within the development
  • A commercial area
  • A daily services centre for everyday retail and convenience needs
  • Extensive landscaping and open space across the 85% of land outside the building footprint, with a planting programme of around 10,000 trees

Two of these are worth separating from the rest.

The equestrian club justifies the project name and is close to unique among Cairo compounds. Stabling, paddocks, exercise areas and permanent staffing make it land-hungry and expensive to run, which is exactly why it fits a plan with 255 undeveloped feddans, and why it differentiates on resale when almost no competing address can match it.

The hotel and wellness components matter because the operators are named. A boutique hotel by JAZ Hotels, an established Egyptian hospitality group, and a wellness centre by PREMEDION are a different proposition from an unnamed five-star hotel in a brochure, and the JAZ partnership has been reported publicly. Named operators can still change, and component timing across the phasing plan should be confirmed rather than assumed. The international school is the facility most likely to decide a family purchase: ask which operator, which curriculum and which phase.

Facilities of Ranches New Zayed

Who Ranches New Zayed Suits, Including Gulf-Based Buyers

The product fits a reasonably specific buyer.

Egyptian families upgrading from apartments or townhouses in Sheikh Zayed and Sixth of October who want detached or semi-detached space without leaving West Cairo. Frequent travellers, including anyone commuting to the Gulf, for whom five minutes to an operating international airport changes the week rather than the brochure. Households with horses, for whom an on-site equestrian academy is close to unmatched in Cairo. Buyers who specifically want single-storey living, which narrows the field considerably.

For buyers based in the UAE, Saudi Arabia, Qatar and Kuwait, the relevant features are practical. A 5% entry leaves capital untied early, which suits income held in a harder currency and converted on an instalment schedule, and the nine-year nominal plan has historically favoured the remote instalment payer. Airport adjacency matters more to a non-resident owner than a local one, both for personal use and for the short-stay demand attached to the Grand Egyptian Museum and Sphinx corridor.

Non-resident buyers of رانشز زايد الجديدة should settle three things early: the developer’s documentation requirements for non-resident purchase, the mechanism and cost of transferring instalments from abroad, and who inspects progress across a four-year build. The last is routinely underestimated and is the main reason remote off-plan purchases go wrong. Arrange independent, documented site inspection at agreed construction milestones rather than relying on developer updates.

One comparison note. Weighing رانشز زايد الجديدة against villa stock in Dubai or Riyadh compares different things. The Egyptian product offers more land and built-up area per pound on a longer, lighter payment structure. The Gulf product offers a harder currency, a shorter delivery horizon and deeper resale liquidity. The right answer depends on whether the objective is use, yield or currency position.

Conclusion

Ranches New Zayed is a coherent product rather than a collection of amenities. A 300-feddan plan with a 15% building footprint, a villa-only mix including genuinely scarce single-storey types, an equestrian club that uses the land the footprint leaves free, and named hospitality and wellness operators all point one direction: space as the primary value proposition, in a corridor where SODIC and Emaar already set the price ceiling. Behind it sits a contractor of eight decades standing with a visible West Cairo build history, an awarded and priced construction package on the ground, and a 5% down payment over nine years that is among the lighter entries in the market.

What remains open is specific and answerable. Total unit count is unconfirmed across sources. Plot-level noise exposure needs checking against flight paths. Facility and phase timing should be read off the phasing schedule rather than the brochure. Finishing specification belongs in the contract. None of these are reasons to walk away, and all of them are reasons to get documents before signing.

FAQs

Ranches New Zayed is at kilometre 46 of the Cairo–Alexandria Desert Road, directly opposite Sphinx International Airport, in New Zayed, West Cairo, Giza Governorate. It is near Smart Village, the 26th of July Corridor, Waslet Dahshour and the Rod El Farag and Dabaa axes. The site is in the New Zayed Desert Road corridor and not in central Sheikh Zayed, although some property portals list it under Sheikh Zayed as an administrative shorthand.

The project offers townhouses, twin houses and standalone villas, with built-up areas from 250 to 450 square metres in the released Zone 1 models. Starting prices are EGP 24 million for townhouses, EGP 32 million for twin houses and EGP 44 million for standalone villas. These are category entry prices attached to specific units, and final pricing depends on plot size, garden area, position and phase. Some portals list apartments and penthouses, which the released project material does not include.

The developer and owner is Dorra Developments, part of Dorra Group, which traces its origins to a contracting business founded in Cairo in 1943 and now operates in Egypt, the UAE, Qatar and Saudi Arabia. Its West Cairo portfolio includes Village West, Zayed 2000, The Address, Address East, Greens, Atrium, The Courtyard and Capital Business Park. Sky for Trading & Contracting appears in some search results in connection with the project; it is a contractor on a core and shell package, not the developer.
