Six confirmed projects. ISLA New Mansoura covers 340 feddans on the Mediterranean and is developed with Nations of Sky across five main islands. CAPO Mall is a mixed-use commercial, administrative, medical and hospitality project inside ISLA. INK Mall Sheikh Zayed covers 7 feddans across three buildings of commercial, administrative and medical units in West Cairo. Blue Beach is a tourism resort on the International Coastal Road about 7 kilometres west of New Mansoura. Marina Delta at Baltim was the company’s first coastal project and has reached full operation. Marina Delta Lagoons is a second coastal development with water features between the buildings.

The first and second phases were awarded to SCAD Contracting and Fekra Contracting under contracts totalling EGP 9 billion, with works commencing on 9 August 2026 under the engineering supervision of YBA. Phase one covers approximately 100 feddans over a 36-month programme, and the full 340-feddan project is planned across three successive phases. A 40-feddan Al Ahly Club branch is also under development within ISLA, with Delta Capital as executive developer and Nations of Sky as landowner at an estimated cost of EGP 1.5 billion.

Three agreements. A partnership with Emirates Global targeting a land portfolio of up to 500 feddans. The Al Ahly Club branch in New Mansoura on 40 feddans within ISLA, with Delta Capital as executive developer. And a cabinet-approved partnership with the Urban Development Fund to develop 48 feddans in Al-Mahalla Al-Kubra. The company’s chief executive has also stated a target of EGP 100 billion in combined sales from ISLA and CAPO, with construction completed within five years.

Delta Capital Development: Company Profile, Projects and Developments in Egypt

Delta Capital for Urban Development, known as Delta Capital or DCUD, was established in 2015 and has spent more than a decade building coastal, residential and commercial projects across Egypt. The portfolio runs from the Marina Delta resorts on the International Coastal Road through to ISLA in New Mansoura and INK Mall in West Cairo.

What sets the company apart from newer names is that several of its projects have already reached operation, which gives a prospective buyer somewhere to go and look. Its largest undertaking is ISLA, a 340-feddan development in New Mansoura built in partnership with Nations of Sky, where construction on the first two phases began in August 2026 under contracts worth EGP 9 billion.

This profile covers the company and its leadership, the full confirmed portfolio project by project, the 2026 expansion agreements, and the specific checks a buyer should make before booking a unit in any of its developments.

A note on the company name

Egypt has several property companies using the word Delta, and they are not related.

This profile covers Delta Capital for Urban Development (DCUD), the developer behind ISLA, CAPO, INK Mall and the Marina Delta resorts. It is a separate business from Delta Development and Delta Real Estate, which operate under different ownership with different portfolios.

If you have seen a project attributed to “Delta” that does not appear in the list below, it almost certainly belongs to one of the other companies. Confirm the full legal name on any contract before signing.

About Delta Capital Development

Delta Capital for Urban Development was founded in 2015. Over eleven years it has developed tourism resorts, residential communities and commercial centres, with activity concentrated in two areas: the Mediterranean coast and the Delta governorates, and more recently West Cairo and the New Mansoura urban expansion.

The trajectory of Delta Capital Development runs in a clear direction. It began with coastal resorts at Baltim, moved into larger mixed-use coastal development at New Mansoura, and has since added commercial projects in Greater Cairo. The 2026 agreements described below take it further still, into sports facilities and a substantially larger land portfolio.

Leadership

  • Engineer Abdel Hadi Hegazy chairs the board of Delta Capital for Urban Development
  • Ahmed El Nesr serves as chief executive officer

The management has publicly set out a growth plan taking the company from coastal resorts into residential communities and commercial centres in the new cities. In 2026 the chief executive stated a target of EGP 100 billion in combined sales from the ISLA and CAPO projects, with construction completed within five years.

Stated values

Delta Capital publishes a set of principles that it says guide how it develops and how it deals with clients:

  • Credibility and transparency, building relationships with clients and partners on clear terms
  • Quality and workmanship, with attention to construction standards, finishes and engineering detail
  • Commitment, working to defined execution plans and agreed handover dates
  • Innovation, in architectural design and urban solutions suited to market needs
  • Sustainability, through efficient use of resources and provision of green space
  • Client satisfaction, delivering practical units and services that meet residents’ and investors’ requirements
  • Continuous development, drawing on specialist expertise and partnerships to raise project standards

Values published by any developer are claims rather than evidence. The useful part of this list is the third item, because commitment to agreed handover dates is checkable: the company has delivered and operating projects, and the section on due diligence below explains how to test it.

Delta Capital projects in Egypt

The portfolio divides between coastal resorts already in operation and larger developments currently under construction:

  • ISLA New Mansoura, 340 feddans on the Mediterranean, with Nations of Sky
  • CAPO Mall New Mansoura, a mixed-use project within ISLA
  • INK Mall Sheikh Zayed, 7 feddans in West Cairo
  • Blue Beach, a tourism resort on the International Coastal Road
  • Marina Delta, the company’s first coastal project, at Baltim
  • Marina Delta Lagoons, a second coastal development
  • ISLA New Mansoura

ISLA is the company’s flagship and its largest project by area. It extends across 340 feddans on the Mediterranean at New Mansoura, developed in partnership with Nations of Sky, and comprises five main islands integrating residential units, commercial and administrative areas, entertainment and services, with parts of the masterplan given to water features and open space.

The construction detail is the most informative thing about this project, because it moves ISLA from announcement to activity:

  • The first and second phases were awarded to SCAD Contracting and Fekra Contracting, with contracts totalling EGP 9 billion
  • Works commenced on 9 August 2026
  • Engineering supervision is by YBA
  • Phase one covers approximately 100 feddans and is planned over 36 months

The full project is to be developed across three successive phases

For a buyer, awarded contracts and a start date carry more weight than a masterplan render. A project with named main contractors, a named engineering supervisor and construction underway is at a materially different stage from one still selling off a brochure.

One figure to confirm: most coverage, including Arabic-language reporting, puts ISLA at 340 feddans, while one English-language report gives 300. Ask which figure appears on the project documentation.

CAPO Mall New Mansoura

CAPO is a mixed-use project located inside ISLA, combining commercial, administrative, medical and hospitality activity. It is intended to supply the services for the surrounding community while offering commercial investment opportunities within it.

CAPO and ISLA together form the EGP 100 billion sales target the chief executive has set, which indicates how central the New Mansoura development is to the company’s plans. Buyers should note the project name appears as both CAPO and Cabo in circulation; CAPO is the form used in the company’s own announcements.

INK Mall Sheikh Zayed

INK Mall is among the company’s newest commercial projects, located in the eastern expansions of West Cairo, near the Palm Hills entrance and the 26th of July axis. It extends across 7 feddans and comprises three buildings holding commercial, administrative and medical units. Engineering consultancy is handled by Yasser El Beltagy.

The location is the stronger part of the case. Sitting near a major compound entrance on one of West Cairo’s primary axes gives a commercial or medical unit two things that matter more than internal specification: visibility from a main road, and an existing residential catchment that does not need to be built first.

The mix of commercial, administrative and medical across three separate buildings also allows the uses to be separated rather than stacked, which suits clinics in particular, since medical tenants need quieter circulation than retail does.

Blue Beach

Blue Beach is a tourism resort on the International Coastal Road, roughly 7 kilometres west of New Mansoura. It comprises chalets and holiday units in a range of sizes, with sea views and leisure facilities.

Marina Delta

Marina Delta was the company’s first coastal project, at Baltim, and it has reached full operation. It comprises holiday units alongside leisure and commercial facilities.

Published descriptions of the resort put green areas and water bodies at around 75% of the project’s land, with the unit mix running across studios, chalets, apartments and penthouses. The resort was positioned for buyers across several Delta governorates, including Mansoura, Mahalla, Kafr El-Sheikh and Damietta.

Of everything in this portfolio, Marina Delta is the most useful project to a prospective buyer anywhere else in the company’s range, for reasons set out in the due diligence section below.

Marina Delta Lagoons

Marina Delta Lagoons is a second coastal development in the portfolio, comprising residential units with swimming and leisure areas, distinguished by water features distributed between the buildings.

Delta Capital’s 2026 expansion

The company moved on several fronts during 2026, and the agreements show a shift beyond tourism resorts:

A partnership with Emirates Global to develop a target land portfolio of up to 500 feddans

The Al Ahly Club branch in New Mansoura, on a 40-feddan site within ISLA, with Delta Capital as executive developer and Nations of Sky as landowner, at an estimated cost of EGP 1.5 billion

A cabinet-approved partnership with the Urban Development Fund to develop 48 feddans in Al-Mahalla Al-Kubra

Three observations a buyer can draw from these.

  • The Al Ahly Club project puts a nationally recognised sporting institution inside ISLA, which for owners there is a genuine amenity rather than a marketing line, and it places Delta Capital in the role of executive developer on a project it does not own the land for. That is a contracting role as much as a development one, and it is consistent with the company’s construction background.
  • The Urban Development Fund partnership is the most significant of the three from a credibility standpoint, because it is a government-approved arrangement. Cabinet approval of a joint development means the company passed a public-sector review of its capacity to deliver, which is a different kind of validation from a private announcement.
  • The 500-feddan target with Emirates Global signals ambition well beyond the current portfolio. Targets are not deliveries, so treat it as a statement of direction rather than an asset.

The Nations of Sky partnership

Nations of Sky appears twice in this portfolio, as partner on ISLA and as landowner on the Al Ahly Club site. It is an Egyptian developer launched in 2024 that also partners with Mountain View and Palm Hills on the Jirian project in New Sheikh Zayed, and develops ORB Towers in the Sheikh Zayed corridor.

For a buyer at ISLA, that structure matters practically. A joint development means two balance sheets behind the project rather than one, and it means responsibility is shared. It also means two sets of terms worth understanding: ask which entity is the contracting party on your purchase agreement, which one holds title to the land your unit sits on, and which one carries the delivery obligation. On a jointly developed project those are not always the same company.

What the portfolio tells a buyer

Three features of this company’s record are worth weighing, and the first is the strongest.

Operating projects exist. Marina Delta has reached full operation, and other coastal projects are built. That means the company’s construction standard, its service levels and the way its communities function after handover can all be inspected rather than inferred. Developers at a comparable stage frequently cannot offer that.

The product range is wide. Chalets, apartments, shops, offices and clinics appear across the portfolio, which gives buyers with different objectives somewhere to look, from a summer unit on the coast to a medical suite in West Cairo.

Execution partners are named. SCAD Contracting and Fekra Contracting on ISLA, YBA on engineering supervision, Yasser El Beltagy on INK Mall. Named contractors and consultants allow a buyer to research the people actually building the project, which is often more informative than researching the developer alone.

Set against that, prices, phases and payment terms differ considerably from one project to another, and several of the larger developments are early in construction. Comparing the unit’s position, its delivery status and the expected return across projects is more useful than comparing headline prices.

What to verify before booking

The following applies to any off-plan purchase in Egypt, and it applies here across every project in the portfolio.

Go and see Marina Delta. It is operational, which makes it the single most valuable piece of research available on this developer. Look at the condition of the finishes years after handover, whether common areas and landscaping are maintained or were dropped once sales ended, whether the resort is actually occupied, and whether the water features and leisure facilities are running. Then speak to owners about how handover went against what was promised, what the maintenance charge is and how fast it has risen, and how the company responds when something breaks.

Confirm the land and project approvals. Ask for the project’s licences and the land’s legal status, particularly on jointly developed projects where the land may be held by a partner rather than the seller.

Establish who the contracting party is. On ISLA and the Al Ahly Club site, Delta Capital and Nations of Sky hold different roles. Your contract should state plainly which entity you are buying from and which carries the delivery obligation.

Get your unit’s contractual delivery date, not the project’s marketing year. On a three-phase project developed over successive stages, a date for the development is not a date for your apartment.

Read the delay penalty clause. What the developer owes you if it misses is a better indicator of delivery confidence than any stated date.

Obtain the finishing specification in writing, itemised with materials and brands. Two units described identically as finished can differ substantially in what arrives.

Ask what maintenance and service charges are, when they fall due, and whether maintenance is levied as a percentage of unit value at contract, which some Egyptian developers do and which changes the all-in cost.

Check the payment schedule and the refund and cancellation terms before signing, including what happens if you need to exit and whether contract assignment is permitted before handover.

Visit the construction site of your own phase and compare what is standing against the schedule you were shown. On ISLA, with works underway since August 2026 and named contractors on site, this is straightforward to do.

Who Delta Capital’s projects suit

Coastal and summer buyers in the Delta governorates, where Marina Delta, Marina Delta Lagoons and Blue Beach serve Mansoura, Mahalla, Kafr El-Sheikh and Damietta

Buyers who want a developer with operating projects they can inspect before committing

New Mansoura buyers, where ISLA is the largest development in the city at 340 feddans with construction underway

Commercial and medical investors in West Cairo, through INK Mall’s three buildings near the Palm Hills entrance

Commercial investors in New Mansoura, through CAPO inside ISLA

Buyers who value named execution partners, since the contractors and consultants on the main projects are public

Points to consider

Several of the largest projects are early in construction, so handover dates sit years out. Prices and payment plans are set per project and phase rather than published centrally, so an enquiry is needed before comparing. The company’s coastal projects are concentrated on the Delta coast rather than the North Coast proper, which is a different market with a different buyer profile. And on jointly developed projects, the ownership and delivery structure needs establishing in the contract rather than assumed.

Conclusion

Delta Capital for Urban Development has moved in eleven years from a first coastal resort at Baltim to a 340-feddan development on the Mediterranean, a commercial mall in West Cairo and a cabinet-approved partnership with the Urban Development Fund.

The portfolio is ISLA and CAPO in New Mansoura, INK Mall in Sheikh Zayed, and the Marina Delta, Marina Delta Lagoons and Blue Beach coastal projects. Behind them sit a partnership with Nations of Sky, named contractors on the flagship project, and an Al Ahly Club branch under development on 40 feddans within ISLA.

What distinguishes the company at this stage is not the size of its announcements but the fact that parts of its record are already standing. Marina Delta is operating, ISLA’s first two phases are under construction with EGP 9 billion of awarded contracts, and the contractors and consultants are named rather than withheld.

For a buyer, that converts into a straightforward course of action: visit the operating project, verify the contracting structure on whichever development you are considering, and get the delivery date, the finishing specification and the maintenance terms into the contract rather than into a conversation.
